Sorry for the late response, just seeing this. We went to all the banks, building societies and credit societies in our city centre and made enquiry about their mortgage. Eligibility criteria, because we don’t have ILR yet, interest rate, product fee and everything. Banks like Lloyds , Barclays, Santander didn’t have mortgage advisors in branch but we were given their number and we rang them. We did between 8 to 10 lenders and eventually chose Barclays because of good rate, 10% deposit and great and conditions.
Lloyds have great too because I bank with them but they require 15% deposit. Any bank you choose will give you a mortgage advisor which you don’t have to pay for their service, they are paid by the bank or finance company they work for.I hope this helps. Cheers

I booked mine last week and no date earlier than June 14. People are paying between £250 to £300 to get earlier dates but I can’t. I’ll jejely wait til June because I’m not in a hurry for it. You may want to apply now to be able to get a date in June

Hi everyone, it’s really been a while I posted. Though i read the posts and all. I am excited to share the news that we just bought a HOUSE. Asiinnnnnnn Home owner in the United Kingdom. It’s a dream come through and I’m super excited we’re living our best lives.
We moved to the UK in October 2021, I was the student with my husband and two kids as my dependents. We were determined and prepared for the worst that comes with relocation but as God would have it, it wasn’t as bad as we thought. I didn’t work in our first year as I had to take care of the kids and school. My husband alone foot all the bills and paid my school fees. I got a job immediately after school in October 2022, it was without sponsorship so my husband got the HCA sponsorship. We planned to save at least £2,000 a month in the beginning of January 2023 towards getting our own house and we were able to save that and more. By December 2023, we already had enough money for deposit. The whole housing process started on the 4th of January 2024 and here we are today, we got the key last week.
I’m glad we are in a country where you can have both short and long term plan and it will materialise, where we don’t need to have godfathers or know anyone to succeed and where hard work is heavily rewarded.
I am so proud of myself and my husband for the effort we have put in to see this materialise and super grateful to God that gives all beautiful things.
In case you may want to ask, we live in Wales, Swansea to be precise, we bought a three bedroom semidetached, 2 toilet and a bath, beautiful garden, the total cost is 26,750 which include 10% deposit, level3 survey, legal, search. Financed by Barclays.
We didn’t use a mortgage advisor, my husband and I got the lender ourselves. We read and did so many research and it saved us about £800 for mortgage advisor.
Our house is EpC B, council tax band B no ground rent and it’s freehold. We wanted a low cost maintenance and we got it. Our survey result was excellent and the house is super gorgeous . We did a 20 year mortgage plan our repayment is a little above £1,000 which include our house insurance cost and income protection cost as well.

Thank you so much. It went well. I was at home for three weeks but I was paid in full when my BRP came. I still work there. The other job I was eyeing didn’t not click, I’m glad I was calm with them.
I went alone to the disciplinary action and explained I was awaiting my biometrics date and afterwards BRP. I was told to stay at home until it comes. It’s all story now as I resumed back in mid February. Thanks so much for your concern.

It’s a full time role that I secured while I was a student, but didn’t resume until I graduated in September due to restrictions on my hours to work as a student. I have only worked for 3 months and about rounding off my probation period before all these wahala. I don’t want to get sacked because I need them as reference. That’s my worry. I hope everything gets sorted soon. I’ll give an update after the disciplinary meeting.

Something similar happened to someone I know few months ago. HR was adamant that the person didn't have a valid visa even though all necessary documents and guidance were sent to HR to show that the person made an in-time application. The company assumed that since they didn't give te person COS that the person was in the wrong whereas the person was on a non-point-based visa. HR said that they had to remove the person from their payroll even though the company was in the wrong. There was a compliance/disciplinary meeting called and the company still went ahead with the payroll scrub.

Long story short, the company finally carried out checks which came back after about 4 weeks and they had to pay the person for all the time that "they" weren't allowed to work. No apologies were offered probably due to the fact that they didn't want to it that they were wrong. The person still works with the company but planning an exit already. Note: this was an employee that had already worked 5 straight years with the organisation and who shouldn't have been treated so unfairly.

My advice - get all the govt guidelines and every necessary document to them to run their checks. Each check is valid for 6 months and must be carried out every 6 months until the visa is issued or refused. If you're part of a union, get your union rep to advise you and attend the meeting with you. If not, you can get a well-versed immigration lawyer to go with you.
Try to be as professional as possible in all your communications with the company to ensure that the error is cleared up and that no bridges are burnt.
Worst case scenario, you can always go to the employment tribunal to get compensation for the unfair dismissal if they go ahead with their threat of dismissal. Think about this hard and long to be sure that you want to toe this path or you just wanna leave without any drama in the hopes that your application will be decided soon and you get another job - I say this because many people would rather not toe this line due to their personal reservations.

Keep calm and go through the process. While going through it, you should have been in ACAS like yesterday Friday already: unfair labour practice, forced leave, restricting or force deduction of remuneration

Importantly, Bigtt76 asked a critical? ... When exactly did you apply for your renewal. As in when exactly; date, time, mode, where.

Hi all, I just need some advice from experienced people in the house. My visa expired on the 30th of January 2023. I have applied for a renewal which is not out yet my biometrics is in the 9th of February. I told my employer on the 30th of January that my visa was expiring that day but I have submitted another application.
Naso wahala start. Calls from head office HR, that I currently don’t have visa and cannot work. They immediately put me on leave without pay starting from 31st until visa is sorted. I gave the HR my application reference number for them to carry out chef themselves, them no gree. Meanwhile I was the one that informed my manager just to be safe. It was not as if they reached out first that my visa was about to expire.
The latest one now is that they set up disciplinary action against me that I don’t have papers to work in the UK. I’m confused because everything just went out of proportion. The email I got says I can attend with a trade union or a work colleague and that it might lead to immediate dismissal and all.
I just need heads up on how to tackle this and if I really need to take someone with me for the disciplinary action.

The house needs to be repainted with mould resistant paint and vents put in if there is none - which is usually wipeable so double plus.
2 things - environmental health (be ready for your lease not t be renewed) and make a report with pictures and videos. The council will force the landlord to rectify. Or offer to go halves to get the mould cleaned and the house repainted professionally. Opening windows will not solve the underlying damp issue. That needs to be sorted first - it could be a leak or even worse rising damp (which requires the whole house to be re-plastered)

When you moved in, were the affected areas, freshly painted ?

If yes, the property is probably got a mould issue (some properties do, is the property an end of terrace?....

Buy a humidifier + open windows + don't spread clothes the Nigerian way (every available space must be a dryer)........

If you have tried all and failed..... Make an official complaint to the letting agent and LL...... Informing them you would lodge a report with the council, stating property is not fit for human habitation + your have kids suffering from asthma and this mould is making matters worse........

Mould causing respiratory issues and rattyness......

You would both agree to temporarily end contract with no financial consequence, but you would have to start looking for another better house .......

You cannot be paying rent and be inconvenienced ..... You have have the ability to enjoy the rent, also speak to neighbours, find out if previous tenant complained about mould exposure etc etc ........

You need to tackle the source of mold. In the meantime, buy a dehumidifier to take out the excess moisture in your house. Brand new ones are about £200 or you could pick up a fairly used one from Facebook.

The earlier you start looking for another accommodation, the better. The place is damp. Might be leaking pipe. I hate that ugly looking thing with ion.
Next house, check the walls very well.

Nobody both adult or kids should endure living in such environment.

Thanks for your input. I actually skipped that part in my previous post. That is how to detect a mold infected house in my subsequent leases, since all houses are mostly freshly painted and nice looking when initially moving in.

As others mentioned, until the cause is addressed the moulds will continue. Keep disturbing the landlord and the agency and ensure all your correspondence is via email, even if you speak on phone with them biko follow up with a mail.
Let them know the health implications to your children and threaten to get the council involved.

This was all I did in my last rental before moving to my own place. It worked like magic, they sent specialist who discovered the mould/damp is from a leak in the chimney.

If you are cleaning and cleaning then it might be a damp issue. Sometimes you can have leaks in the roof which no matter the cleaning it would still come back quickly because u not address the root cause

Start looking for a house so you kids don't have respiratory problems. Then keep disturbing the Landlord to pay a specialist to come investigate . The landlord no won spend money if not a specialist can easily spot the source . It probably a leak somewhere

Hi everyone! I don’t know if this has been discussed earlier here, because it’s been a while I came in here. I have a very big issue with mold in my house. Been cleaning and cleaning but it keeps coming back darker, bigger and scarier. I had to complain to the leasing agent and the landlord’s was sent to me. He handles all the repairs in his house.
This man keeps saying I should clean and open the windows but this isn’t working. I keep opening the windows despite this extremely cold weather but the molds keep getting bigger. My kitchen entirely turned black and I have to scrub the Walls every 2 weeks.
I signed a one year contract and I’ve just spent 4 months. In fact getting a house in Wales, Swansea to be precise is like hitting a million pounds jackpot so moving out is not even an option now.
Kindly advise on how to deal with the molds of you have ever being in my shoes .
I’m so particular about it because I have 2 children ages 2 and 4 and I heard inhaling it over time could cause respiratory issues especially in children and elderly.
