U know for sure that money is not refundable as alot of flimsy excuses will b made just to refuse to pay back to tenant... So this particular tenant gave the landlord a job which will require 250k to do... Now he earned it

Very sure it's going to be a pricey location and with the standard of what we see in the video,how much will you demand for rent and caution fee if you are the landlord?
Where do people who built house made their money from if not working?
Whatever the prevailing rates in that area is mine is less.I have never had and will never have any terrible experience with tenants as long as i live. I am not desperate to rent out.
It is just to lock up the place if this were to happen to me. For causing this wilful damage i will scout for the tenant.Except court is not in session on the day of arrest,the tenant won't stay more than a night at the police station before landing in court.
This is a criminal offence,with the little coins i have I will ensure stiff bail conditions.Multiple times his/her bail would be rejected. The cost of the destruction would pale in comparison to what it would cost him

From my observation, the bone of contention is the payment of the caution fee. You refused to refund the sum and the tenant took it out on you. Many landlords become fraudsters when tenants want to pack out and refuse to refund the caution fee they once said was refundable.

That moment, these fraudulent agents and landlords will start giving you excuses or promise to pay at a later date so you can park out first and they take over the house...which they will NEVER pay.

1. Rent: ₦3,000,000 per annum and they are collected for two years which is ₦6,000,000 (not worth it if you ask me).

2. Agent fee: ₦2,500,000 (say wetin dey happen?)

3. Agreement: ₦500,000 (am I the one to draft an agreement for you?)

4. Caution: ₦1,000,000 (they never pay back!)

5. Lawyer: ₦300,000 (why am I paying the lawyer for you!)

6. Security: ₦360,000 annually. (Why should I pay you to pay the security! We can do that in the compound!)

7. Borehole and Space: ₦100,000 (seriously?)
Space at the back for bakery: ₦200,000 yearly (no issues here).

8. Cleaning Services: ₦300k. (You even begged them to minus this part because you can clean it yourself and they responded with "oga if you aren't serious to pay, we will give the house to the person who is serious."wink Oh my God!

You even borrowed some money to fully cover all these expenses with high interest rates!

Some people will think I bloated the figures above. I actually didn't. In fact, I may be wrong and it may be more expensive than what I posted. These agents add unnecessary figures to the full package. Most times, the agent fee is more expensive than the house.

Most times sef, na tenants dey design the interior to be a bit standard to their taste. When you enter a new space, if it's not fixing front and back burglaries, it's fixing the kitchen sink or the toilet drain, or giving a part of the tile work some more structural strength make enno break. Or probably electricals. When you the landlord for all these you are doing, he gives an excuse that it's to your comfort and you shouldn't expect him to do it for you. Then you repaint cos they refused to use quality paints. They couldn't even screed the parlour! And the kitchen master switch for plugging microwaves, electric cookers are always mostly faulty. Or is it the toilet wey one of the mansons don use strong shït block? After this, NEPA will still now bring bills for two months earlier to you of ₦200k with a threat to cut your light if you no pay....months that you didn't use since you are a new tenant. And wow, you see it's a prepaid metre but you don't even know how they calculated it since you've not used it. Now you are spending close to ₦1.5m for pre-maintenance because you like to tidy things up. Not just that, there's no provision of a generator for pumping water and the landlord rebukes you guys never to call him for that..and you guys should fix yourself...after en don collect two years house rent...and you are like.. "I'm fûcked." And you also know that you cannot allow yourself be cheated! Even the gate has some breakage before you packed in and the landlord is saying you folks should fix it..and you guys did. After packing, you later discover you'll still have to pay for estate security and you ask why since you have paid and they tell you that's for the compound not the estate. Wow, wonderful.

And you are alive and seeing your fellow human being rip you off with pride because you have paid for two years and it seems like there is nothing you can do at this juncture... after all, they said the landlord is in the UK. Right deep in your sef, you know the agent and the landlord's brother in Nigeria collected more than the usual rent too but you can't talk because you know you are now a silent coward and you really can't talk about it to anyone.

Please, what will you do if they still try to defraud you of your ₦1m caution fee? Just be honest.

The best thing nowadays is to build and sell.

Think about it: if you build a house for tenants with ₦15 million, you might not be able to rent it out for more than ₦2 million a year. It will take you 7 years just to recover your building cost.

And after that seven is a lot of things would have worn out and you'd have to renovate before you sell – a total waste of time.

But if you build and put up for sell immediately, you could double your money in about 2 years (if you have good marketers/agents) — sometimes even faster. Not to even mention the numerous court cases and troubles like this that come with having tenants.

Property Rental Business is a very shitty and frustrating business. This is the last type of business I will ever do.

Some tenants will deliberately destroy things before moving out — not because they can't afford to pay, but just out of wickedness simply because they feel you don't deserve the money they pay you.

If you ain't ready for any court case and If you value your peace of mind, then avoid it completely.

If you're thinking of building a house for rent, my brother, come out from that road — there’s no light at the end oo! You're only planning to fall into a deep ditch.

I'm speaking from experience — based on everything I have seen my mum through while running property rental for the past twenty years alongside her family.



If you don't build others will definitely build all tenants are not the same and every landlord doesn't have ur experience. Where do u expect millions of people who don't have their own houses to stay if investors don't invest their money in building houses for rent? Where will u or ur parents would have lived to save money to build a house if someone didn't build a house to rent out?

The caution fee is not the issue. How much is the rent? Landlords and agents are looking for the highest bidder. One of my girl, paid 320k for a single room self contained apartment. The money was refunded because another person paid 420k. That house per annum is more than 3m and you rent it to a yahoo boy that can afford it than a family person. You got what you wanted. Please I insist caution fee is not important. You need to screen or interview the person you want and not pay High fees on rent but getting a responsible person.

Please speak only what you know. I rented my house to a tenant. On the rent agreement, it states that the tenant will keep the house in the same condition he met it when he pack in, which is the reason people charge caution fee to replace anything broken by the tenant during their stay.
Not only did the tenant refuse to leave after his rent expired, another tenant was the one gingering him , telling him that I the landlord is very calm and weak that I won't do anything to him. I gave him quit notice and after 6 months of the quit notice, he still refused to move out. He lived another 2 months before someone told me to report the matter to local government area Council, they have people that deals with this kind of issues. After the summoned him to appear in court, he was told that if he doesn't pack out, government will come and arrest him and made to pay for everything even during those months of quit notice when he was living for free.
He told the other tenant that was engineering him and the tenant told him to avoid government trouble and pack out. After he did, I went to check on the apartment. He destroyed the wiring, the half moon bulbs, took 2 kitchen cooker installed in his apartment worth over ₦13,000 each, destroyed the toilet tank for WC, took my change over switch I installed in every apartment. I called our area security to come and see, other tenant, and other landlords around my area to see what a tenant owing me over 8 month's rent, doesn't pay for any work done in the compound and refuses to participate in compound sanitation.

All the landlord association around where I live have decided to file a motion in court to make amendments to tenant/ landlord agreement that a landlord can enter a tenants house, like it is done in the US, Europe for inspection and if there are any damages, the tenants will repair it promptly. Or we begin charging huge sum in caution fee.
My mistake was that I never charged any of my tenants caution fee, and I tried to be a reasonable person, but this tenant showed me why the Bible says the heart of man is desperately wicked

Even in abroad, many landlord always scam their tenants with the caution fee. It's usually one or two months rent but when you are leaving the apartment, They will start to tell you super stories. Caution fee is a global scam and it has been in practice for decades.

Very important. Also everything is not about money. A higher bidder for an accommodation with more money may not care for the property like someone with less money. So choose a responsible person over someone with more cash that has probability of strong head. One that you need several reminders to get subsequent house rent from.

There is no justification for turning a rented apartment into a bakery unless it was agreed to be used for the said purpose. Tenants have the duty of maintaining the apartment they rent by keeping it clean and habitable while of course the landlord has the duty of fixing major issues that are not caused by the tenants. Some tenants are very destructive naturally and funny enough, that's how they use their own houses when they eventually build one! This is a tenant from hell!

Wickedness is not an excuse. It's terrible when with 200k and above monthly salary, you see one bedroom, two bedroom apartments in wrong locations even in small states going for over 100k monthly. They just tell you 1.2m. like you are working to pay house rent and transport alone. No eating. This house is fine and spacious and nothing less than 3m yearly. There are many small substandard houses going for above 1.5m, 2 Years house rent needed. And if you are privileged to get a loan, you would repay in over a year with high interest rates. So a bank loan which is the cheapest of 1m, would lead to a repayment of over 1.3m. that means at the end of one year or more, you may need another loan to renew the rent. If not that I ensure I avoid loans for rent and pay less than my one month salary for a one year rent, you can see why most Nigerians would never progress.

I was discussing with a friend of mine few days ago on the issue of building or buying a house and renting it out and I told him why I will never do that and this was one of my reasons, rather, I can buy a house and then resell instead of renting it out. Not only did the tenant refuse to leave after his rent expired, another tenant was the one gingering him , telling him that I the landlord is very calm and weak that I won't do anything to him. I gave him quit notice and after 6 months of the quit notice, he still refused to move out. He lived another 2 months before someone told me to report the matter to local government area Council, they have people that deals with this kind of issues. After the summoned him to appear in court, he was told that if he doesn't pack out, government will come and arrest him and made to pay for everything even during those months of quit notice when he was living for free.
He told the other tenant that was engineering him and the tenant told him to avoid government trouble and pack out. After he did, I went to check on the apartment. He destroyed the wiring, the half moon bulbs, took 2 kitchen cooker installed in his apartment worth over ₦13,000 each, destroyed the toilet tank for WC, took my change over switch I installed in every apartment. I called our area security to come and see, other tenant, and other landlords around my area to see what a tenant owing me over 8 month's rent, doesn't pay for any work done in the compound and refuses to participate in compound sanitation.

All the landlord association around where I live have decided to file a motion in court to make amendments to tenant/ landlord agreement that a landlord can enter a tenants house, like it is done in the US, Europe for inspection and if there are any damages, the tenants will repair it promptly. Or we begin charging huge sum in caution fee.
My mistake was that I never charged any of my tenants caution fee, and I tried to be a reasonable person, but this tenant showed me why the Bible says the heart of man is desperately wicked

You are a calm person for not instituting an action on the damages. I am a calm person too and I have never issued a quit notice to any tenant when they owe. Even if it is two years rent debt they will still pay,though nothing is certain in life but my experiences with tenants have been good.Why giving problem or want to owe me when your rent is a bit cheaper than current market rate in the area

I don't directly interface with them.But questions on their background and where they are packing from is important to me.Landlords make mistakes of renting out apartments to first timers that have never managed single room or those just making their first serious money and want to elevate.

Be patient,conduct due diligence and don't let agents decieve you on credibility of any would be tenants

This is an Evil tenant, and quite sad the landlord gave out the house. I paid and rented another house for a tenant and later discovered that the guy was cooking with firewood inside my house, doors and electrical sockets deliberately broken. I spent so much money on renovation. cry
I am struggling to see any damage in the house, the only thing I saw was a leaking pop and a collapsed POP.

I even heard him saying nonsense about fix the leaking pop, it is not the prerogative of the tenant to fix POP, if he decides to do that fine and it also has to do with the attitude of the landlord.

I saw a collapsed POP any POP can collapsed if not properly done, there is no prove the tenant damaged it.

So he should learn to live peacefully with his tenants.

I don't know if you are worried about the damages or you are worried about the caution fee and what ensued.

So I'll analyse based on the thin line connecting your worries...


From my observation, the bone of contention is the payment of the caution fee. You refused to refund the sum and the tenant took it out on you. Many landlords become fraudsters when tenants want to pack out and refuse to refund the caution fee they once said was refundable.

That moment, these fraudulent agents and landlords will start giving you excuses or promise to pay at a later date so you can park out first and they take over the house...which they will NEVER pay.

Madness is mutual.

As you felt you wanted to be street smart, you just got served by the street.

The tenant prolly wants you to use the caution fee he paid to fix the house he DELIBERATELY destroyed...so that he wouldn't be at the losing side.

Caution fee is a SCAM.

In fact, why aren't you taking legal moves? Abi there is something you aren't saying?


By the way, there's no way you took ₦250k as caution fee for this house. Everybody no bi mumu here ok?

Let's not even forget how much they could have taken from the tenant. From my analysis:

1. Rent: ₦3,000,000 per annum and they are collected for two years which is ₦6,000,000 (not worth it if you ask me).

2. Agent fee: ₦2,500,000 (say wetin dey happen?)

3. Agreement: ₦500,000 (am I the one to draft an agreement for you?)

4. Caution: ₦1,000,000 (they never pay back!)

5. Lawyer: ₦300,000 (why am I paying the lawyer for you!)

6. Security: ₦360,000 annually. (Why should I pay you to pay the security! We can do that in the compound!)

7. Borehole and Space: ₦100,000 (seriously?)
Space at the back for bakery: ₦200,000 yearly (no issues here).

8. Cleaning Services: ₦300k. (You even begged them to minus this part because you can clean it yourself and they responded with "oga if you aren't serious to pay, we will give the house to the person who is serious."wink Oh my God!

You even borrowed some money to fully cover all these expenses with high interest rates!

Some people will think I bloated the figures above. I actually didn't. In fact, I may be wrong and it may be more expensive than what I posted. These agents add unnecessary figures to the full package. Most times, the agent fee is more expensive than the house.






Let's not even pretend like we didn't see the substandard doors used...

Most times sef, na tenants dey design the interior to be a bit standard to their taste. When you enter a new space, if it's not fixing front and back burglaries, it's fixing the kitchen sink or the toilet drain, or giving a part of the tile work some more structural strength make enno break. Or probably electricals. When you the landlord for all these you are doing, he gives an excuse that it's to your comfort and you shouldn't expect him to do it for you. Then you repaint cos they refused to use quality paints. They couldn't even screed the parlour! And the kitchen master switch for plugging microwaves, electric cookers are always mostly faulty. Or is it the toilet wey one of the mansons don use strong shït block? After this, NEPA will still now bring bills for two months earlier to you of ₦200k with a threat to cut your light if you no pay....months that you didn't use since you are a new tenant. And wow, you see it's a prepaid metre but you don't even know how they calculated it since you've not used it. Now you are spending close to ₦1.5m for pre-maintenance because you like to tidy things up. Not just that, there's no provision of a generator for pumping water and the landlord rebukes you guys never to call him for that..and you guys should fix yourself...after en don collect two years house rent...and you are like.. "I'm fûcked." And you also know that you cannot allow yourself be cheated! Even the gate has some breakage before you packed in and the landlord is saying you folks should fix it..and you guys did. After packing, you later discover you'll still have to pay for estate security and you ask why since you have paid and they tell you that's for the compound not the estate. Wow, wonderful.

And you are alive and seeing your fellow human being rip you off with pride because you have paid for two years and it seems like there is nothing you can do at this juncture... after all, they said the landlord is in the UK. Right deep in your sef, you know the agent and the landlord's brother in Nigeria collected more than the usual rent too but you can't talk because you know you are now a silent coward and you really can't talk about it to anyone.

Please, what will you do if they still try to defraud you of your ₦1m caution fee? Just be honest.


Y'all have rented houses at a point in your lives and you know this is true.


Before you ask me if I own a house to judge, yes I do. I own, and I have also been a tenant.

Why don't you invest that Energy and take the Landlord to court ?
You say caution fees is scam, don't worry the way it is going there will no longer be a caution fee rather a deposit which will be 100% of the rent.In the west this is how they do it.

very soon caution fees will be % of the rent, ie 100% cos people really do not want to build residential houses to let no more, its not worth it.
That house thrashed can easily cost more than N150m to build

Agent should not be collecting Caution fees, the landlord should and it should be stated in the rental agreement, My caution fees were paid directly to me not any Agent. Cos it wont be the agent checking for the damage its me, the gent fees are for you to pay to them for sourcing the house and its location end off.

However, I think the landlord got well served. Trust me, a landlord that has the mind to collect 250k as caution fee must have collected close to a million Naira if you total the caution with agreement and commission ALONE! Do the maths. Caution - 250k commission 300k, agreement 300k. That alone is 850k before you now talk of the rent.

I got into an argument with one agent one day and was questioning the essence of caution fee and asking if it would be returned when leaving the apartment. The idiot told me that, yes, that's what they say but everyone knows that no landlord would refund any caution fee because even if you hit a single nail on any part of the wall for as little as fixing a defective electrical socket, you already damaged something and whatsoever you paid for damages has gone on that !

He said, "why are you surprised, that's how we collect it and everybody knows".

Do you even know that landlords are the ones collecting everything (rent, caution, agreement and commission)? They will only give the agent a fraction!

So, greedy landlords deserve the wicked tenants they get most times!

N250k is nothing when it comes to holding money to repair damages.
Ordinary shower head howmuch do you think it cost? damaged sink? or wadrobe, how about tiles?some willl even damage ceilings.

The issue here is that the tenant converted a private residence to a bakery which is a whole different issue entirely.

Oga that's the worst thing they can ever do, if the ban it, Landlord will come up with the deposit scheme, its worse than caution it will be in percentgae so deposit might just be 10% of total rent, payable in full when you leave the house as you found it.Go ask, Deposit is legal.

Do due diligence before renting out. It may take time to get a tenant that meets expectations but it won't come with regrets

God bless you real good.dont give more than a year rent and without an acceptable guarantor ..I didn't rent to a man until the SAN he mentioned recommends him" he is my boy" .

And when you noticed fundamental vice ,in the new tenant ,don't be afraid to broach peaceful exit negotiation warranting refund of moneys paid .

If not for greed why would anyone collect a caution fee of 250k. I bet you the agent refused to return the caution fee when the tenant said he is packing out hence the damages.
You don't know what caution fee means do you?.
It means after your stay, they owner of the property will come to check on it and if there are any damages, the caution fee will be used to replace it and the balance will be given to the person upon their exit from the house

Though we don't know the full story, but still what the ex tenant did is bad.. I take good care of every house I've stayed in as if I'm the owner.
