I'm not in of what the tenant did because that's wicked!
However, I think the landlord got well served. Trust me, a landlord that has the mind to collect 250k as caution fee must have collected close to a million Naira if you total the caution with agreement and commission ALONE! Do the maths. Caution - 250k commission 300k, agreement 300k. That alone is 850k before you now talk of the rent.
I got into an argument with one agent one day and was questioning the essence of caution fee and asking if it would be returned when leaving the apartment. The idiot told me that, yes, that's what they say but everyone knows that no landlord would refund any caution fee because even if you hit a single nail on any part of the wall for as little as fixing a defective electrical socket, you already damaged something and whatsoever you paid for damages has gone on that !
He said, "why are you surprised, that's how we collect it and everybody knows".
Do you even know that landlords are the ones collecting everything (rent, caution, agreement and commission)? They will only give the agent a fraction!
So, greedy landlords deserve the wicked tenants they get most times!
Evil landlord/agent met their match.
You think every tenant is gentle and you have been mean and wicked to your tenants until you met one that is equally as crazy or even more crazy than you.

One of the worst businesses you can do in Nigeria today is renting houses. It’s better to build and sell because renting is no longer a profitable business — it’s full of problems.
Honestly, I don't even know why people still build houses for rent nowadays. People are wicked, and humans are very difficult to deal with. If you own a house, you know exactly what I'm talking about.
Some tenants, before paying you, will still stress you. Fact is, you don't put your hook on such money. Don't try it because you will be disappointed to stupor.
And if you are living with your tenants, just forget it — "see finish" will surely set in.
If you're also the type that interacts and smiles with them a lot, sorry is your name.
The best thing nowadays is to build and sell.
Think about it: if you build a house for tenants with ₦15 million, you might not be able to rent it out for more than ₦2 million a year. It will take you 7 years just to recover your building cost.
And after that seven is a lot of things would have worn out and you'd have to renovate before you sell – a total waste of time.
But if you build and put up for sell immediately, you could double your money in about 2 years (if you have good marketers/agents) — sometimes even faster. Not to even mention the numerous court cases and troubles like this that come with having tenants.
Property Rental Business is a very shitty and frustrating business. This is the last type of business I will ever do.
Some tenants will deliberately destroy things before moving out — not because they can't afford to pay, but just out of wickedness simply because they feel you don't deserve the money they pay you.
If you ain't ready for any court case and If you value your peace of mind, then avoid it completely.
If you're thinking of building a house for rent, my brother, come out from that road — there’s no light at the end oo! You're only planning to fall into a deep ditch.
I'm speaking from experience — based on everything I have seen my mum through while running property rental for the past twenty years alongside her family.
Easy to think this way but the major asset is not the house on it but the land it's sitting on. That land might become more expensive than the house in 7 years.
tommy589:
Do due diligence before renting out. It may take time to get a tenant that meets expectations but it won't come with regrets
Mr.. landlord... Why will u the 250k caution fee.. where on earth is that done... Don't u want to find work and do..?
U know for sure that money is not refundable as alot of flimsy excuses will b made just to refuse to pay back to tenant... So this particular tenant gave the landlord a job which will require 250k to do... Now he earned it
You just want to justify ur caution fee. Is he the one that pull down the POP?. When u people are busy using fake and substandard material. Same thing is happening in my apartment now. They used mdfplywood for the wardrobe and the kitchen cabins everything is just falling off at will tomorrow someone will come and say I’m the one that spoilt them.
Ask that agent if he has ever returned caution fee to any tenant before and you'll start hearing different excuses. It's very likely the tenant deliberately left that apartment in that state because he knew he was never going to get his caution fee back. The yeye agent is even saying the 250k caution fee is even too small. Is caution fee even legal in the first place?
condralbedez:
So are you going to increase the caution fee to another tenant Since you keep shouting what's 250k,most of those agents are the real evil

honour7:
If not for greed why would anyone collect a caution fee of 250k. I bet you the agent refused to return the caution fee when the tenant said he is packing out hence the damages.
Arresst that person ASAP..when I dey tell una say the fact say u fit pay rent for rich neighbourhood no mean say landlord no fit send u commot after 1 year.
Those that have not even bought one block before will be shouting yenyen yen. Wicked Nigerians. Na dem tenants from hell.
He even converted house to bakery did he notify the landlord?
If a house is rented in millions 250k caution fee aka damages is not out of place. So how much is the house rent? Can 250k even make this house okay for another tenant to come in? If it's still in okay condition your money will be refunded.
Even if that guy paid 50k as caution fee he would still have caused maximum damage. They will still damage terribly it's in their blood.
Nothing justifies the damage done to that house.
Building flats to rent these days is a gamble, better build plazas or shops. To pay house rent wahala you go dey chase them up and down as if house rent na emergency. One had the guts to tell us it skipped his mind? How house rent dey skip person mind ?
You see them shouting all over SM.
I don't blame peeps that do inspection on their property every 3months.
Kenosky1:
This is an Evil tenant, and quite sad the landlord gave out the house. I paid and rented another house for a tenant and later discovered that the guy was cooking with firewood inside my house, doors and electrical sockets deliberately broken. I spent so much money on renovation.
Did you see video of the house before the tenant moved in ? Did you also have details of the conversation between the tenant and the landlord after the rent expired ? ....Do you also know if they returned that "fraudulent caution fee" to him or not ?
I do not see any substantial damage in this video. You may say the tenant added extra fixtures like the bakery mentioned but there is no substantial damage from this video. The only damage was the roof of a room which had many waste on the ground. The damage on the roof looks like structural fault. Also, the person making the video itted that the roof may be leaking, that's a structural issue for the landlord to fix and not the tenant.
From this video, the 250k will be adequate to put the house in order, excerpt this video didn't not capture the damages complained of.

Present the evidence to police and if they ask u , upfront money the 250000 will help u to send him behind the bars.
What are you saying? They already collected money for damages when he moved in. They should bear the consequence. Rent, Agreement, Commission and then damages on top of it. Besides, if the house was in a top condition when you are leaving, they will not return the money which they are supposed to.
Caution fee alone won't cut it, profile your would be tenants, do background checks and seek referencs from former landlords. It might look daunting but it's worth it in the long-run.
What if the tenant used the apartment to manufacture illicit drugs? Do you think the landlord will be spared?
Don't just look at the money, criminals can pay any rent you charge and leave you to deal with the consequences.
Mannyautos:
While this was a bad tenant, my question is if the tenant didn’t damage anything would they have refunded him? Because I doubt caution fee is ever refunded in Nigeria. Greedy agents
Understanding nigerian psyche I could tell that that property was deliberately destroyed and I'm sure it's because they refused to refund caution fee. That's why the man kept saying because of caution fee of 250k.
A caution fee is suppose to be a refundable deposit which will be refunded when the tenant decide to vacate the property under the condition that nothing was damaged in the property by the tenant otherwise the amount of damage done by the tenant will be deducted from the caution fee.
This particular case is a case of vandalization for which this wicked tenant must be made to pay for. The 250k caution fee obviously cannot cover the cost of the damage done, this tenant need to be sued.

My brother the thing weak me Landlord this Landlord that, these people are providing very important services, how many residential houses did the Government build or can build to serve the populace, most tenants as far as I am concerned pay what they can afford. If you don't want to pay caution fee, there is always something cheaper, if one can't afford a flat or duplex then go for face me I face you or BQ.
This is Nigeria where Government provide shi shi so we must comend people that let their houses out to the masses.
In the final analysis it is the law of demand and supply at work and with the way Nigerians breed demand will always outstrip supply, that is why people even pay to sleep under bridges.
Na stupidity, ignorance and poverty dey worry Nigerians. .D caution too small sef!

chatinent:
So where's the picture of the house before the tenant parked in?
Not presented.
How much was the full package?
Not presented.
I don't know if you are worried about the damages or you are worried about the caution fee and what ensued.
So I'll analyse based on the thin line connecting your worries...
From my observation, the bone of contention is the payment of the caution fee. You refused to refund the sum and the tenant took it out on you. Many landlords become fraudsters when tenants want to pack out and refuse to refund the caution fee they once said was refundable.
That moment, these fraudulent agents and landlords will start giving you excuses or promise to pay at a later date so you can park out first and they take over the house...which they will NEVER pay.
Madness is mutual.
As you felt you wanted to be street smart, you just got served by the street.
The tenant prolly wants you to use the caution fee he paid to fix the house he DELIBERATELY destroyed...so that he wouldn't be at the losing side.
Caution fee is a SCAM.
In fact, why aren't you taking legal moves? Abi there is something you aren't saying?
By the way, there's no way you took ₦250k as caution fee for this house. Everybody no bi mumu here ok?
Let's not even forget how much they could have taken from the tenant. From my analysis:
1. Rent: ₦3,000,000 per annum and they are collected for two years which is ₦6,000,000 (not worth it if you ask me).
2. Agent fee: ₦2,500,000 (say wetin dey happen?)
3. Agreement: ₦500,000 (am I the one to draft an agreement for you?)
4. Caution: ₦1,000,000 (they never pay back!)
5. Lawyer: ₦300,000 (why am I paying the lawyer for you!)
6. Security: ₦360,000 annually. (Why should I pay you to pay the security! We can do that in the compound!)
7. Borehole and Space: ₦100,000 (seriously?)
Space at the back for bakery: ₦200,000 yearly (no issues here).
8. Cleaning Services: ₦300k. (You even begged them to minus this part because you can clean it yourself and they responded with "oga if you aren't serious to pay, we will give the house to the person who is serious." Oh my God!
You even borrowed some money to fully cover all these expenses with high interest rates!
Some people will think I bloated the figures above. I actually didn't. In fact, I may be wrong and it may be more expensive than what I posted. These agents add unnecessary figures to the full package. Most times, the agent fee is more expensive than the house.
Let's not even pretend like we didn't see the substandard doors used...
Most times sef, na tenants dey design the interior to be a bit standard to their taste. When you enter a new space, if it's not fixing front and back burglaries, it's fixing the kitchen sink or the toilet drain, or giving a part of the tile work some more structural strength make enno break. Or probably electricals. Then you repaint cos they refused to use quality paints. They couldn't even screed the parlour! And the kitchen master switch for plugging microwaves, electric cookers are always mostly faulty. Or is it the toilet wey own of the mansons don use strong shït block? After this, NEPA will still now bring bills for two months early to you of ₦200k with a threat to cut your light if you no pay....months that you didn't use since you are a new tenant. And wow, you see it's a prepaid metre but you don't even know how they calculated it since you've not used it. Now you are spending close to ₦1.5m for pre-maintenance because you like to tidy things up. Not just that, there's no provision of a generator for pumping water and the landlord rebukes you guys never to call him for that..and you guys should fix yourself...after en don collect two years house rent...and you are like.. "I'm bleeped." And you also know that you cannot allow yourself be cheated! Even the gate as some breakage before you packed in and the landlord is saying you folks should fix it..and you guys did. After packing, you later discover you'll still have to pay for estate security and you ask why since you have paid and they tell you that's for the compound not the estate. Wow, wonderful.
And you are alive and seeing your fellow human being rip you off with pride because you have paid for two years and it seems like there is nothing you can do at this juncture... after all, they said the landlord is in the UK. Right deep in your sef, you know the agent and the landlord's brother in Nigeria collected more than the usual rent too but you can't talk because you know you are now a silent coward and you really can't talk about it to anyone.
Please, what will you do if they still try to defraud you of your ₦1m caution fee? Just be honest.
Y'all have rented houses at a point in your lives and you know this is true.
Before you ask me if I own a house to judge, yes I do. I own, and I have also been a tenant.
Now within yourself, make una talk true. Let's assume you are a gentleman and tried to be peaceful to get the refund, no way. You begged, no way. You even say you have a burial to sponsor, no way. You notice dem dey whine you cos are cool headed. After being extorted of all these sums and you ask for the refund of your caution fee and they are still trying to play smart on you, what will you do? Just be honest.
Wouldn't you unleash the madness in you too? Or you'll leave everything for God? ₦1m? If I no naked swear for you, make I know wetin cos am. Ajeh, this one the guy did will be dress rehearsals.
You just spoke my mind 101% but as I am that I am so that is not damage sef. Doors and it frames are still in place tile are not all broken all oo not some part, I will so damage that house they'll have to rebuild it. Nobody has monopoly of madness after we are all devil incarnate if not for Jesus. Jesus before leaving us here told those who don't have a sword to sell their shirt to buy one and who has one should add another...na vawulence oo
