So where's the picture of the house before the tenant parked in? Not presented. How much was the full package? Not presented. I don't know if you are worried about the damages or you are worried about the caution fee and what ensued. So I'll analyse based on the thin line connecting your worries... From my observation, the bone of contention is the payment of the caution fee. You refused to refund the sum and the tenant took it out on you. Many landlords become fraudsters when tenants want to pack out and refuse to refund the caution fee they once said was refundable. That moment, these fraudulent agents and landlords will start giving you excuses or promise to pay at a later date so you can park out first and they take over the house...which they will NEVER pay. Madness is mutual. As you felt you wanted to be street smart, you just got served by the street. The tenant prolly wants you to use the caution fee he paid to fix the house he DELIBERATELY destroyed...so that he wouldn't be at the losing side. Caution fee is a SCAM. In fact, why aren't you taking legal moves? Abi there is something you aren't saying? By the way, there's no way you took ₦250k as caution fee for this house. Everybody no bi mumu here ok? Let's not even forget how much they could have taken from the tenant. From my analysis: 1. Rent: ₦3,000,000 per annum and they are collected for two years which is ₦6,000,000 (not worth it if you ask me). 2. Agent fee: ₦2,500,000 (say wetin dey happen?) 3. Agreement: ₦500,000 (am I the one to draft an agreement for you?) 4. Caution: ₦1,000,000 (they never pay back!) 5. Lawyer: ₦300,000 (why am I paying the lawyer for you!) 6. Security: ₦360,000 annually. (Why should I pay you to pay the security! We can do that in the compound!) 7. Borehole and Space: ₦100,000 (seriously?) Space at the back for bakery: ₦200,000 yearly (no issues here). 8. Cleaning Services: ₦300k. (You even begged them to minus this part because you can clean it yourself and they responded with "oga if you aren't serious to pay, we will give the house to the person who is serious." ![]() You even borrowed some money to fully cover all these expenses with high interest rates! Some people will think I bloated the figures above. I actually didn't. In fact, I may be wrong and it may be more expensive than what I posted. These agents add unnecessary figures to the full package. Most times, the agent fee is more expensive than the house. Let's not even pretend like we didn't see the substandard doors used... Most times sef, na tenants dey design the interior to be a bit standard to their taste. When you enter a new space, if it's not fixing front and back burglaries, it's fixing the kitchen sink or the toilet drain, or giving a part of the tile work some more structural strength make enno break. Or probably electricals. When you the landlord for all these you are doing, he gives an excuse that it's to your comfort and you shouldn't expect him to do it for you. Then you repaint cos they refused to use quality paints. They couldn't even screed the parlour! And the kitchen master switch for plugging microwaves, electric cookers are always mostly faulty. Or is it the toilet wey one of the mansons don use strong shït block? After this, NEPA will still now bring bills for two months earlier to you of ₦200k with a threat to cut your light if you no pay....months that you didn't use since you are a new tenant. And wow, you see it's a prepaid metre but you don't even know how they calculated it since you've not used it. Now you are spending close to ₦1.5m for pre-maintenance because you like to tidy things up. Not just that, there's no provision of a generator for pumping water and the landlord rebukes you guys never to call him for that..and you guys should fix yourself...after en don collect two years house rent...and you are like.. "I'm fûcked." And you also know that you cannot allow yourself be cheated! Even the gate has some breakage before you packed in and the landlord is saying you folks should fix it..and you guys did. After packing, you later discover you'll still have to pay for estate security and you ask why since you have paid and they tell you that's for the compound not the estate. Wow, wonderful. And you are alive and seeing your fellow human being rip you off with pride because you have paid for two years and it seems like there is nothing you can do at this juncture... after all, they said the landlord is in the UK. Right deep in your sef, you know the agent and the landlord's brother in Nigeria collected more than the usual rent too but you can't talk because you know you are now a silent coward and you really can't talk about it to anyone. Please, what will you do if they still try to defraud you of your ₦1m caution fee? Just be honest. Y'all have rented houses at a point in your lives and you know this is true. Before you ask me if I own a house to judge, yes I do. I own, and I have also been a tenant. Now within yourself, make una talk true. Let's assume you are a gentleman and tried to be peaceful to get the refund, no way. You begged, no way. You even said you have a burial to sponsor, no way. You told them you need the money for a hospital bill, no way. You asked why they don't want to pay you, agent dey yarn okoto, lawyer say make you chat landlord , landlord off read receipts on whastapp. You notice dem dey whine you cos are cool headed. After being extorted of all these sums and you ask for the refund of your caution fee and they are still trying to play smart on you, what will you do? Just be honest. Wouldn't you unleash the madness in you too? Or you'll leave everything for God? ₦1m? If I no naked swear for you, call me pastard. Do due diligence before renting out. It may take time to get a tenant that meets expectations but it won't come with regrets

Maybe he damaged the property intentionally after realizing he was (or is) being extorted by the agent/Landlord. I honestly pity landlords who hand over their houses to greedy agents that exploit tenants. The so-called agent in the video was just shouting about a "₦250k caution fee" — why didn’t you mention the full amount they collected (the total package)? This is an Evil tenant, and quite sad the landlord gave out the house. I paid and rented another house for a tenant and later discovered that the guy was cooking with firewood inside my house, doors and electrical sockets deliberately broken. One of the worst businesses you can do in Nigeria today is renting houses. It’s better to build and sell because renting is no longer a profitable business — it’s full of problems. Honestly, I don't even know why people still build houses for rent nowadays. People are wicked, and humans are very difficult to deal with. If you own a house, you know exactly what I'm talking about. Some tenants, before paying you, will still stress you. Fact is, you don't put your hope on such money. Don't try it because you will be disappointed to stupor. And if you are living with your tenants, just forget it — "see finish" will surely set in. If you're also the type that interacts and smiles with them a lot, sorry is your name. The best thing nowadays is to build and sell. Think about it: if you build a house for tenants with ₦15 million, you might not be able to rent it out for more than ₦2 million a year. It will take you 7 years just to recover your building cost. And after that seven years is gone, a lot of things would have worn out and you'd have to renovate before you sell – a total waste of time and scarce funds. But if you build and put up for sell immediately, you could double your money in about 2 years (if you have good marketers/agents) — sometimes even faster. Not to even mention the numerous court cases and troubles like this that come with having tenants. Property Rental Business is a very shitty and frustrating business. This is the last type of business I will ever do. Some tenants will deliberately destroy things before moving out — not because they can't afford to pay, but just out of wickedness simply because they feel you don't deserve the money they pay you. If you ain't ready for any court case and If you value your peace of mind, then avoid it completely. If you're thinking of building a house for rent, my brother, come out from that road — there’s no light at the end oo! You're only planning to fall into a deep ditch. It's agreement and commissions I used to know that agents collect ó, I don't know when caution fee come into the whole story. All these agents are lazy fools, it's the landlords patronizing them I'll blame.

If not for greed why would anyone collect a caution fee of 250k. I bet you the agent refused to return the caution fee when the tenant said he is packing out hence the damages.

I am on the side of the tenant. Landlords and Agents are becoming a menace in this country. After charging tenant exorbitant amount for caution fee most landlords don't refund it despite keeping the house in good condition. How many of you have given landlord caution fee and when you are about packing out you get refunded for keeping the house neat? Some landlords will abuse you for daring to request your money. Why? You will pay caution fee, fix the house anytime something spoils, fix plumbing issues, fix water pump issues, fix roof yourself but your caution fee is still with the landlord. No any same tenant will just destroy a house just because he is leaving. The fact that the agen kept talking about caution fee was because he knew why- they don't want to refund the guy his money. Caution fees are refundable cash taken from tenants as an insurance against unforseen damages that may occur during his stay in the house ( Damages caused by the tenants) now when u see the landlord shouting like this it's u need to hear the tenant too, u see this landlords n agents are just too greedy n won't refund the fee like in all the houses I've stayed non of the landlords has refunded my fee even when I did more repairs and no damage in the house. No body hears the tenants cause they don't come out to shout but u see the landlords hmmmmm...... especially lagos landlords

I like Lagos IGBO for one thing if you tell them agreement is 800k they will still pay but once they leave the house you will spend 700k to repair because they will damage beyond imagination. NwekeUG: I was discussing with a friend of mine few days ago on the issue of building or buying a house and renting it out and I told him why I will never do that and this was one of my reasons, rather, I can buy a house and then resell instead of renting it out.
