I once visited a house where HDF (or MDF) was used for internal doors.
What interested me most was (I think...) that the door was made with one sheet of HDF (facing the sitting room) and the other side of the door was only padded with cut sections along the door edges, possibly to increase the weight and strength and definitely to hold the hinges and handles
I would assume such a door could be made for less than 30k.
Very good hotels use HDF (2 sheets or so) or so for their doors. It should be worth trying really!

Ans: Yes the Thunder arrestor should be installed during the roofing to avoid leakage.

Ans: It Can be done during the cabling stage so that cable from EARTH PIT can be connected to Earth Bar/Distribution Board. Note that Earthing must be done on or before final electrical installations.
Lastly are their fake and inferior arrestors and earth rods so that one can avoid them and buy originals?
Ans: We have a lot of fake Lightning and Earth rod, If you are not familiar with the materials you will hardly differentiate the fake from the original.
NOTE: Separate the lightning arrestor from the normal earthing.

1. In the area they only sell fadala which is not sawmill full wood hence the pricing
2. I actually plan add on work at a time when the carpenter is due on site for a major stage hence when they come for roofing they finish off with frame for the cupboard and wardrobe amongst others such that this are then ready for the bricklayer during plastering saves on cost and saves on traveling as they are not from the area.
3. It's there the material ie bambo(oparun) is under roofing and the carpenter fees is inclusive. Under 7th stage lintel you have concrete for65k that is the caster for top linted I only use the machine concrete crew for my lintel work as they do it in a day and have a smoother finish. It's for all round chain lintel
4. 125 approx cos by the time they were plastering outside the tilers were also onsite using cement.
6. I had some windows from the bungalow that was pulled down which were reused and a tough bargain with my fabricator cos he gave a competitive price to get me to come away from my usual but then tried to pull a fast one but we were able to meet in the middle it's sliding windows with net.
I usually start off with a projection drawn up from initial negotiations knowledge of work to be done and sometimes wishful thinking. I started off with plastering labour of 250k then 350k but at 400 when I spotted they were trying to drag it on I told my bricklayer the finishing can be completed by him and 1 labour from 4 bricklayer and 2 labour.
It's hardwork when it was intense over the summer holidays and at times I really had to be brutal and get another person on site when they start their game of starting your job then after they think they have secured then they go off somewhere else and start giving you story that is dead on arrival.

Costing attached to conditions below
This is for 4 units of room and parlour self contained and 2 units of 2 bedroom flats. Its actually closer to 14million in total.
1) I do have a lot of time on my hands and over 10 years knowledge behind me to do the costing and know what i do need at each stage. comes at a cost of 2.5 million
2) I self project manage and supervise all my buying. Cost of this is approximately 2 million
3) I virtually lived on site. 1 Million.
4) All professional fees are waved because this is phase 2 of a much larger project. Also because of these, stuff like borehole water was already on site. 1 million
5) We pulled down a bungalow and reused windows, roofing wood and filing sand all of which i already adjusted for in the costing. 500k
What i am saying is that if you are new to this and you get it done especially for you by others for approximately 7 million more you would have done well. True contractor cost would be in the region of 22million.
I carefully went through your expense log and must confess you did a excellent job managing cost.
I have some observations though I would want you to clarify.
1. The prices of the woods seem very very cheap. Is it peculiar to where you live? 2 by 4 was 420naira!!!
2.what was the need for 2 by 3 furniture wood under roofing to ceiling?
3. I didn't see cost for scaffold and casting labour for upper lintel.
4. Under your plastering, how many cement did you use 50 or 100? It's not clear
5. Super impressed you built and roofed this house with only 8 million
6. How did you achieve that amount for the windows? One will guess that that house carries over 25 windows.
But overall, you killed it at this amount!

But if the roofing is flat roof I will advice u go for 0.55mm
Builders favor local brand roof sheets like First Alum saying it doesn't fade at all due to very good color baking unlike foreign roof. Do you think so too?

I did a survey in Nsukka environs recently and I must tell you that the roads leading to communities like Ekoyi, Ojjor, Ogurugu, Adani, Adaba Nkume nd EhaNdiagu are he'll on earth during the rainy season.
We must be careful of what we celebrate as achievements else when a governor tars only 1 meter of road we will all go and give thanksgiving in church on Sunday

This is slightly shorter than mine by just about 450mm. I was told this area is prone to high winds so we made a lot of effort to ensure that the roof is safe.
I also did some modifications to this house plan to make it more functional, I added a balcony off the master bedroom to provide additional relaxation options for the occupants. This new balcony was not in my own house.
So what was the height of this roof and the final sqm of roofing sheets used?

Not all tank you can raise.
Some tanks are concealed into the roof( to raise such tank means you need to pull off the roof where the tanks is located).
So the type needs another method.
There was a case where tank height is about 25fts for a bungalow low water pressure occurred the client bought pressure pump the issue solved but just a little diff, he call ed on us and we did it within a day .......the client is a well know Nairalander here.
At over 7.5meters and a bungalow...low pressure  I guess the pipping was done badly. Size of pipe? Route of pipe? There must be a physics explanation for such low pressures at that height

It was a highly professional discussion for us to decide how to Hold it and Ensure its firm enough and at thesame time make sure the Nail Points are invisible since you are suppose to Look at it as a full clean board without nail Points
Wow...that's really gonna be a professional's duty to get it firm and fixed. That is a signature design and it's rare in most builds. Like I always liked your wood designs, I think you should also try glass designs too more often
