The amounts you mentioned in your post can only be realized if the areas are well developed. I bought an uncompleted bungalow in 2008 for 1.8m, built two number of 2 bedrooms units on it, sold it 3 years ago for just 18m.

Who invested in a land and property and made gains always think himself wiser than who did not do. It is a 50-50 thing. I once bought land with some people. Some people even built. Luckily i had not started building. One day a government bulldozer just came and started leveling the whole place including the house saying that is a government acquisition.

It is not everybody that has mind for land and property wahala. Some people are just fine with their kobo kobo returns on other investments.

I personally bought a 75 by 50 land for my friend 2.2m In year 2008.
He had some Financial Challenges sold the place for 73m this April .

Of course there will be deductions.
This is one of the reasons I prefer MMF to TBills. Easy entry and exit. MMF is good to be used as emergency fund not TBills.

They are both good low risk investment but most times they serve different purposes.
