I regret investing in naira Treasury bill for last 10 years . inflation and devaluation has made it a stupid investment. Our parents where not wrong . Land /real estate Remain the ive way to riches Am a Victim learn from me My business partner that bought 3 plots in a Govt Layouts 5m 12years ago built duplexs on it has Sold them for 450m naira in 2025 Properties have reprice and added devaluation and inflation and profit. Another Land bought for 800k in 2006 Built a bungalow for 3m Sold to 80m . Outside the rent that he has received 4 Likes |

Same here, I also regret taking part of the investment since 2017. Kinda feel depressed because Inflation has rendered my gains useless but weting person go do, re-strategise and move on. Newbies should learn to use ROI to buy land, properties instead of compounding. The amounts you mentioned in your post can only be realized if the areas are well developed. I bought an uncompleted bungalow in 2008 for 1.8m, built two number of 2 bedrooms units on it, sold it 3 years ago for just 18m. Educationalserv: 1 Like |

Educationalserv:Compare the risk-free and peace-of-mind nature of treasury bills with āOmo onileā trouble in places like Lagos, tenants not paying rents in time, maintenance of the building, etc., youād see why itās better for some people to invest their money in instruments like TBills. 11 Likes |

Educationalserv: Lucky you. In my place, it is said that it is not only rabbit that you can find in a hole. Snake can also be there. Who invested in a land and property and made gains always think himself wiser than who did not do. It is a 50-50 thing. I once bought land with some people. Some people even built. Luckily i had not started building. One day a government bulldozer just came and started leveling the whole place including the house saying that is a government acquisition. It is not everybody that has mind for land and property wahala. Some people are just fine with their kobo kobo returns on other investments. 12 Likes 1 Share |

Educationalserv:That's why it is called REAL ESTATE, because it is Real and if you do your due diligence properly and invest in Real Estate, you will sleep Peacefully with your 2 eye's closed while your real estate is pouring out ROI , even from biblical day's, Land / Real Estate was part of what God gave to his people, right from the early days of the Bible

You seem not to understand the basic principle of investing and portfolio management. You can do both - land speculation and fixed income investing depending on your risk tolerance and age. Investing in property and fixed income are not exclusive. Educationalserv: 4 Likes |

Do whatever suits you oga small grammar. I have been doing investing both in the USA and Nigeria for over 40-years. There is no one size fits all, so if what you are doing works for you then more grease to your elbow. Educationalserv: 5 Likes 1 Share |

stokfrick: Of course there will be deductions. This is one of the reasons I prefer MMF to TBills. Easy entry and exit. MMF is good to be used as emergency fund not TBills. They are both good low risk investment but most times they serve different purposes. |

Educationalserv: Honda 2013 was never 5m in 2023. Provide any link with a foreign used 2013 Honda accord going for 5m in 2023. And if it was locally used, would have been a dead car that will need half of that to bring it to shape. Don't see how that is a good basis for comparison 1 Like |
