Depending on the height of the roof,your location, type of woods, lengths and quality of the woods... This my ongoing project though Open Flat roof,it cost my Cl 1.7m for the roof,Cement board and roofing sheet installations.The wood work cost Us 400k only for Materials. You can budget 1m(maximum) for your woodwork.

A client discussed the reason for the delay in proceeding with the painting as due to pop and screeding cracks and I gave my opinion after advising him to get a professional assessment done to determine it wasn't a structural problem.
The chats with permission from the client is attached to get better professional advice and a lesson to pick a thing or two from my observations.

Use fiber cemented board, instead. It can’t catch fire. 6mm thickness would be fine, since it’s for ceiling.

No need to screed it. Two quotes of primer and light sanding before your number of desired coats (finish) would make it come out well.

I have put a sample here. You can buy other brands too.

How you want your POP to look will determine the kind of wooding (nogging/logging) profile your carpenter will nail, using quality wood.

You will then cut fiber cement boards to various sizes that can cover up those areas you want to cover and leave (reveal) areas you want to reveal but you can treat the exposed edge of any fiber cement board with appropriate putty, for smoothness.
Where two cuts of boards will meet, make sure you leave a space the size of 1 inch screw in-between the boards for expansion and contraction.

You can pre-drill your fiber cement board before screwing them to the wooden profile you have already nailed.

After all this, buy sticky fiberglass mesh and tape it all along the middle point of where two boards meet.

Drill all electrical and lighting holes where necessary. You can bring out the cable from the trunks then or bring them out later when your electrician lays them.

You can pre-cut these holes before you screw your board up or you can cut the holes after screwing up the boards into the ceiling.
I assume you or your carpenters will have necessary power tools to do this.

You too can do this and you will save yourself hundreds of thousands of Naira.

Back to the process:
This fiberglass mesh you paste theirs will guide against cracking along the ts when the board expands or contracts.

After laying of fiberglass mesh, use the same concrete putty or POP putty you used to dress the exposed side of your fiber cement board the other time, and fill them into the ts in-between the boards. Let the putty cover all the fiberglass mesh at both sides of the board.

Don’t forget to put putty to cover all those exposed screw heads too.

When the putty has dried the next days carry out light sanding, to have a smoother surface.

Use your judgement and apply putty to areas where you feel there are needs to do that.

You POP is ready.
You can then tell your painter to carry out necessary painting steps on them.

I assumed you would have measured the level and height of your ceiling and marked them out well, either using a conventional way or a more modern way.

You can watch a few YouTube videos and you will understand my explanations better. Whether they use gypsum board, plywood, or fiber cement board, the process is the same.

You may not use metal for the nogging/loggings, where they use it.

1. They didn’t use fiberglass mesh at all. (People use drywall paper tape but fiberglass mesh tape is more durable and lasts longer)

2. They didn’t use industry-grade putty. They used POP putty to fill the ts (if at all).

Project of such magnitude need professional who understand chemical reactions and have some level of material science.

Lots of our artisans only have experience in final finishing, which we Nigerians mostly seek/sought after.

I went to Afri-Global in Ikeja some months ago and I saw this type of cracks.

I have attached a sample industrial -grade putty here sir and that of fiberglass mesh.
They only need to follow the instructions in timing intervals and that’s all. Materials like this have been premixed from factory.


To fix it:

Crack open all those ts to the point where the crack stopped and score a deeper cut into the POP across the path of the crack.

Re-screw the board well (that’s if it was not well screwed before) if board was not used, ignore this step.

Blow out all dusts very well.

Cover/tape the ts with fiberglass mesh.

Apply industrial grade putty to cover the holes and the fiberglass mesh.

Leave to dry till next day.

Sand down to flatten the surface to align with the surface of the uncracked areas.

Follow necessary painting steps.

**. Don’t forget to score (cut deeper hole) at the end where the cracking stops/terminates or fades out pata pata. After scoring the end, the whole thing will look like a ‘T’

Every correction you make will be like a long letter T with a long tail but a small head. The head that you score should not be more than 2 inches long

Count the numbers of palm trees, people who do the uprooting , then calculate the cost before proceeding.
Where I am currently building, We uprooted about 12 palm trees for 10k each.

Another thing to is cost of moving the fallen palms from the site because the uprooting guys will not move it for you.

Even when they have uprooted the trees, they would need to roll the trees away from the proposed building area, they will still need to cut them into movable sizes. That cost money too.

Some people do use bulldozer. It will do all the work but might cost much more.

The palm trees are much, it isn't worth the stress and funds....

Why do you want to uproot the palm trees? I will only uproot the built area and live with the rest of the trees. It will be really nice for me. I don't fight nature. It is cheaper to live side by side with nature.

The cracked gypsum screeding is surprising!!!
(Could be poorly mixed or lack of adhesive bond)

If the POP crack is extremely serious, it could be a structural related issue (settling foundation) or Installation issue ( incorrect mixing & application) or very poor materials used.

I've said it on here before & let me reiterate again.

Please note that POP is liable to crack due to its natural attributes, Pop keeps drying even after installation which causes it to shrink hence the reason for some crack.
