can one build a four bedroom all en suite bungalow with two and half million or less? I'm doing a cost analysis and it's looking possible from my analysis. what's your views on that? i would give my analysis later after hearing some of your views. my labourers would be sourced exclusively from the north where labour is extremely cheap and the house would not include any fancy works. details later but lets hear your views first.

You have to remove the cost of an engineer that would supervise the job by personally supervising it yourself from start to finish, get a very simple architectural plan ...Remove DPC(German floor), do a very simple and low gable roof, locate the building in a very good location to cut the cost of foundation, cheap labour. When you done with your analysis, it let's analyse and disect

OK, here's a question. Why don't we build with treated/insulated hardwood in Nigeria? You know, a house where the exterior walls can be blocks/concrete, but the interior/room dividers would be wood? Think of the freedom and cost-reduction in running electrical wires/pipes, plumbing, and even future reconstruction/expansion. My high school in Abia built in 1929 has residential buildings built entirely of wood, and some still look good! 8 Likes 1 Share |

petikal: An astute thought. So I'm still debating doing my build with 6" blocks on the exterior and using steel studs on that part facing inside and the entire interior partition. We have steel studs here in Nigeria and a Nairalander uses it a lot to do fancy wall work. The thing is the cost factor. I am working out a spreadsheet to calculate all of this. I just haven't been able to get the cost of steel studs as well as the installation though I can supervise that. 9 Likes 6 Shares |
