We got into this state because too many of us are reactive instead of being responsive when issues arise.

Barring any unplanned delay or unforeseen circumstances beyond my control, I’d still be able to finish my ongoing build within budget and agreed timeframe despite over 30% increase in the price of building materials.

Nigeria didn’t become a failed state last week or last night. We’ve been in these sh*t for years. Even the legendary high life maestro, Victor Olaiya sang in the 60s “Ilu le o, ko s’owo lode.”

I plan my life with the mindset that we are in a failed state to avoid nasty surprises.

May God save Nigeria!

I thought some people said the price of cement has started to come down.
The importers are behind the present increase in price and they are cashing out at the expense of the people.
I don't understand why cement should be more than N2000 or not lesser though seeing as the clay limestone and even gypsum needed is gotten from the ground at no cost.
I watched the launching of the cement plant in ogun state several years ago and they said they couldn't exhaust the limestone there in the next 50 years. The clay they use is also dug on the land and they just use excavator and trucks to transfer them via a conveyor to the heating kiln where they are heated and ground together with addition of little additives like the gypsum to control setting.
I watched the documentary and I've often wondered why the product couldn't be much cheaper given the huge volume sold as compared to the overhead cost.

Bro make I ask, let's say that the average cost of building a duplex is 35ml, how many Nigerians can cough up 20ml upfront for the carcass so you the engineer can buy up materials immediately and store. It's not like we don't know the situation with Nigeria, it's the same situation that is ruining plans for builders.

I gave someone a quotation yesterday and he was asking me to make it cheaper and I was begging him that I can't. The fact is that in a week or less, I will review the quotation upwards and there's nothing I can do about it.

So imagine how the potential client will react if I tell him that the price has changed also. And it's not like I put in huge difference from current price cause I don't want to scare him off. It's just too frustrating doing business in this country like this right now.

I have come to realize why someone who earns six digits monthly will want to leave Nigeria to become a driver in Canada. Not everyone can deal with this type of headache.

You are very correct. Despite the huge increment in prices, one has to reduce the profit so that the overall cost doesn't scare away clients.
We actually earn much lower now with increasing prices.

Exactly. The cost of iron door now is climbing to #30,000. It was more lucrative when it was #18,000.

This inflation is out of control. I bought TMT rods 3 weeks ago @310. I paid 75k more per ton 3 later this is between last month and this month. I bought cement 2 hours ago @ 3,400 per big In Ajah area he told me it’s may go higher. Two weeks earlier the same guy selling for 3,050. What do we call this God sake.

The “extra” in extraordinary means "outside" the ordinary.

The truth is we oftentimes seem to focus on the ordinary. A lot of us are too busy or preoccupied with so much ordinary stuffs that we feel it’s not necessary to chase the extra in extraordinary.


Until we get to a stage that we are no longer satisfied with the ordinary. A stage where we want to go beyond what is usual, regular, and norm - an exceptional standard - the last mile where many dare not thread, then we might not be able to make any big difference in our industry but excuse like everyone else.

Here’s something I always remind my team, “If we don’t work, we won’t have something to eat or feed our families. Bring me cutting-edge solutions and revolutionary ideas to stay competitive and help our clients WIN in time like this.”

This has always worked for us.

When I bought my dump truck (which I only use for NextHome projects anyway) few years ago, I worked on a project and we were delivering sand to the owner at almost half the regular market price. Though we had no control over reinforcement but we did all we can to give the client the best value in other areas.

The same thing applies to my formwork rental service and block production line.
The aim is to keep the project going in time like this.

Just think about it “How am I still selling blocks N200 despite the increase in the cost of cement and sand.” I already foresee a time like this and invested heavily into that line.

That’s long term planning.

I can be here to complain about the rising cost of materials and how the world is crashing down or make a difference to keep the project going and keep my workers busy and happy year round. It’s matter of choice.

We can make a difference or make an excuse. We cannot make both.

They look like JAMB questions too!

You can either tile before installing doors or do it the other way round. But, most ery works contractors would prefer you tile in other to be certain of the door levels and that when the tiler is working on the door areas when the doors are already installed, they do not make any dent on their job

bro it's doors before tiling. The tiler will use the level of the door for his work thereby ensuring there's no unnecessary gap below.

Another thing is that you don't have to deal with breaking the tiles to fit the door. This is my limited experience with working with doors and tilers. Some probably have an improved idea
