Hi duchess90, I have been silently reading this thread and have gathered some information. Now this is my situation: I graduated over 17 years ago. I have a degree in English Education and have a C6 in English in my WAEC. I want to apply for the January intake but I don't want to write IELTS.
My question is, can my C6 in English and degree in English cover for my proficiency in English language? Though I have a MBA about 11 years ago, I want to be silent on it, because I read from some schools website that having a masters degree in equivalent to their own may lead to denial of ission.
Also I haven't made up my mind whether to go for MA Education or MSc Business related courses.
Your honest impute will be highly appreciated.

As a landlord always try to get everything or almost everything fixed before a prospective tenant move in. Also never forget to sign tenancy agreement with your tenants, very important. Do not be overly friendly with tenants, but have a humane heart and a listening ear. If you can do all these it will take an utterly irrational, wicked and jealous tenant to still cause problems for you.
I was once too good to a tenant that he started thinking that he can dictate to me and even insult me. But I showed him my werey side and eventually kicked him out. He went about spoiling my name and that of the compound. But God who sees everything later vindicated me.
Also avoid renting to Pastors. They are some of the worst kind of tenants you can ever have. (Apologies to the true men of God).

He may demand for the rent before then. But that doesn't mean that is when your rent will expire. If you have the money and you still want to stay in the house you can pay before your rent expires.

Maybe I forgot to add that apart from tenant not meeting up to their obligations as at when due and sometimes paying rents in bits, most of the income generated goes into maintenance as both properties and the one in the village are all over 30years in existence. For instance, I have two fences to rebuild and one that is structurally weak as at the moment. One of the fences is going to gulp over 400k and the other maybe 250k or more. Every other year I am always doing maintenance on one leaking roof or the other. Then the soakaway pits also get their own allocation.
So, at the end of the day I will have to dip hands into my own pockets to keep up with the whole maintenance stuff.

I inherited my late parents properties, and I am thinking of selling off one of the buildings and plunge into the bonds market. Doing that I will become a tenant which I already am, since I have relocated from the city where the buildings reside. I believe I can raise 25M or more from the sale of any of the two properties.
Both properties generate roughly #1.2M in rental income. When I know I can easily get at least 2M if I invest 20M in bonds.
Of course it makes sense to sell. But, emotions and sentiment are in play here. My relatives will see me as 'Efulefu', who can't go out there to build his own wealth. I'm Igbo and we frown at sons who sells off their inheritance, even if it is to build more wealth from the proceed of the sale. Also, I am worried about this land sale 'curse', since I am not going to invest in another piece of real estate, but instead wants to invest in Bonds.

Also my car keeps throwing up the P0171 code and I am thinking of changing the fuel filter (the engine one), because it often loses power and goes off when it stays long in the traffic and the oil light keeps blinking.

Even for inherited lands. Why then are parents struggling to leave inheritance for their children if not to help their lives in case they are not there anymore.

I have heard this before and thought it was a superstitious belief and I have had one or two experiences.

He said dont sell land or house to start a business or any other Investment, if you must it should not exceed 20%.

If you want to do business you can use the 100% of the rent from the property, but should not be proceeds from the sale of the property.

Hello Gurus in the house.
I recently changed my engine. The oil used when they did the change was 20w50 Mobil. A week after I changed it to Mobil1 (5w20). I traveled immediately after the oil change leaving the car at home.
As I came back, I checked the oil level it was ok. Though it has turned blackish. The drives well, but I noticed that the overheating problem hasn't been corrected. I have scanned it before and equally scanned it again today. It keeps throwing the same codes.
