One4me: first of all. - physical assessment would be done. -We would excavate around the foundation to see the type of foundation done. -There are non destructive test like : Ultrasonic pulse velocity test, Schmidt rebound hammer test carried out on reinforced concrete elements that can be seen from the foundation. -Another thing is to look out for cracks, deep cracks could mean faulty foundation or faulty structural elements. In most cases settlements in the ground cause cracks. -In some cases soil stability test would be done. For soil stability we have the : Wensum Demonstration Test Catchment (DTC) , we also have the laser granulometer-based aggregate stability method for soil stability. I still these four tests from my school da We Have Feroscanning and GPR , pile integrity tes, anchoring and Ultrasonic that's all I can . modified * Another thing to look out for is if the building is sinking. This is for buildings in waterlogged areas. normally I would get an Engineer check the levelwith the aid of a level Instrument, for me this way I am able to monitor settlements (especially for buildings sitting on piles. |

What if the supplier is the owner of the project and buys his materials himself as quoted by the engineer? How can one identify a good grade iron? What's the difference? Its better to let some people know here that this particular thread is an international thread where both diaspora and others citizens from diff country do come to check things and some notable people here in Nigeria too. We means standard structure from drawing to turn key where ALL things in such building are working in a normal way. It might be a low cost housing , that doesn’t means that all key and necessary measure should not be put in place for the occupant. Such as functioning *water system *electricity. *spacious and well arrange compound Etc. NOT A HOME WHERE. *You will enter bush to or dig ground at backyard to SHIT. *You will be searching for water up and down the street to get water to bath. *You will be searching for co landlord if they have light to charge your phone or to wash BALL. * Where you will be coming to nairaland to look for whom to solve your BATHROOM TILING ERROR today, next day WIRE GOT BURNT another day ROOF LEAKAGE . 1 month later WATER INGRESS on the walls. Etc . ( naaa by force to build house) Some people While giving figure here they will be given figures based on others factors like * Baba Charles will give me free granite left over at his site. * Village people will help to excavate foundation free or by giving them OGOGORO, or CHINAPSS. *He will cut tree free from the bush nearby for any wood work. *Some will based there calculations on BABA LATTI will handle the job perfectly ok from foundation to turn key *ONLY BABA latti Bricklayer, Carpenter, tiler, painter, BABA latti even know QS work, BUILDER work, Architects work. Hahahah wetin, Shee this one nna house abii CAGE. Although you can get most of your materials free but you CANNOT use this as Yard stick to give likely cost for others. davodyguy: The only difference is availability, unfurtunaly Nigerians have the habit of flowing with the crowd. I've tried buying other brands as well but availability has always been the challenge. You know when I see those tall buildings around CMS, they have been standing even before Dangote ventured into cement business and yet this structures are still standing. 4 Likes |

Now been a bungalow with just 6 (room and a kitchen and a toilet) Location:: It’s only in sand filled area, a water logged land or area with low bearing capacity. That he can not try such budget due to the fact that it will require a raft foundation that will dry his budget even before laying a block. Places like Sango Ota, Ifo, Abeokuta Etc will suit his cost as the land is dry land that requires less stress. Materials:: As we all know that construction work is purely materials and labour insentive as materials take 65% while labour is 35%. Using Ifo as case study! 85% of houses there were built of corrugated roofing sheet, asbestos ceiling, floor with no tiles, that they will only have tiles in the toilet to half way, no paint, just normal electrical work, plumbing just normal materials, sands and granite readily available with low cost compared to Lagos, and even the LABOURERS. People are rushing down to the place due to high standard of living in Lagos in which they can not afford. With this, they are looking for somewhere relatively cheap and within the circle. The house owners there knows they have no choice so the houses were built just for them to sleep at night and wake up in house not (HOME) If you understand my point. So the person that asked if 5m could finish such might have gotten information from this side as the cost of construction there is low. That was the reason why I said YES! But a good professional will sit his client down and let him know what his budget could give him, it’s now depends on what the client want. Because House is quite different from HOME! Is this the appropriate time to bring in the person that will do the bathroom cubicle?The bathrooms are not so big because hubs being an igbo man refused to make the upstairs only family dwelling. davodyguy:The grade is the difference. Dangote is Grade 42.5N for concrete, Block setting and Block production, their 32.5N basically for plastering is not available in market. Lafarge Cement Classic 32.5N & Supaset 32.5R both good for all construction work. Lafarge SuperMax 42.5R is not popular in circulation Note R=Rapid(Fast Dryness) N=Normal these represent curing system In building construction Rapid curing are use for large volume job. R is not good for plastering it at the end result cracking or type of sand used. |

edward2018: I get you right my brother, thank God you agree with me that there is diff btw HOUSE and HOME The issue is that if there is money people will build HOME. Those house you mentioned at SANGO OTA as you said is out of it concerning standard house we are talking here. “How can someone build house JUST to sleep inside at night and leave EARLY morning” As you stated in your statement.......means if such person find a place UNDER BRIDGES he we call the place a house. More so the 6units of room self contain the OP mentioned is almost equivalent to 4-5 bedrooms bungalow YES. So how can the said amount (5m) give the type of structure someone will sleep with 2 eyes closed. Lastly I like as you stated on your post that “A professional will seat a client down to know his budget ..........”. So pls let’s go with this always so that we will have a structure we can call home .
