Good morning guys. Is it right for my landlord to give me 6months quit notice (on 8th march) when my rent will be due in 6months time (31st August)??

Was it not served in time? You are likely not a good tenant and your landlord has sensed that and wants to be a step ahead of you. You are not bothered about the quit notice but the time that it was served, you want it to be served when your rent has expired to enjoy free accommodation before the expiration of the quit notice.

Yes. Six months notice to quit must not expire on the day your rent is due. However, it must not fall short of six months. If you leave before the expiration of your rent, you can bring an action for recovery of debt or demand for debt against your landlord

He has to refund you the balance before the quit notice can be effective, my landlord did exact same thing and we all ended up at the police station where he was told to refund my balance so the notice could be effective or re issue the quit notice when my rent is due. This is usually done by illiterate and greedy landlords, he gave me quit notice in July when my rent expiration was December last year this is March and I'm still there his only prayer now is for me to move out soon as he can't do anything.

He wants to increase his rent and he perceives that you will resist violently so the best is to issue you with a quit notice. This I have seen.

Serve him your own notice that it is when your rent is due that he can only notify you of quitting.. hence he should balance you for the remaining month from the time of the notification

Read your Tenancy Agreement, alaye go find another house the man mark u well well....ur notice go expire about 2 weeks before expiration of ur rent....

Meaning he has unilaterally terminated your tenancy agreement, and thats subject to a refund (your six months rent) and further dependent on your agreement to such (that's if it wasn't included in your tenancy agreement). He is playing smart, you have to play smarter. Get a good lawyer to communicate this and more to him.

Yes. He is not “evicting” you.
Neither is he terminating your lease for failure to pay rent.

He merely seems to be notifying you that he does not intend to renew/extend your tenancy upon the EXPIRATION of the current lease term. Personally, I think 6 months is more than reasonable enough notice (unless your lease agreement provides otherwise). If I were you, I would use the 6 months to start searching for a new place. Good luck.

one of the useless troublesome tenants spotted. you even have the guts to say the landlord's prayer now is for you to move out as if you contributed a dime when he was building the house. Nonsense
