A very interesting and important perspective you just pointed at now.

Issue of omonile, 419, troubled lands/plots, extended court cases, bad workmen and workmanship, inferior or substandard materials etc. Navigating through all these will definitely wittle down your investment capital or increase if not disappear your carpital.

I wish there was an easy way around these. But are REITs any better?

REIT are not too liquid but more liquid than physical property, people who have them are not willing to sell. They enjoy the yearly dividends they get from the Investment properties. But if you are patient you can buy gradually over a period of 2 to 3 months .

Government, real estate stakeholders and the investment community need to make REIT popular in the country.

Federal Housing corporation, Lagos State Development and Property Company, Ogun State Property Investment Corporation etc, Mortgage banks, SEC, Pension Fund Managers and other institutional Investors need to look into this

Hmmm, being off this tread for a while. Interesting contribution from the experts and gurus. However , i see a lot of people here being speculative about stocks , now stocks is not about speculation, ability to look carefully at the financials of a company books for over a 5 years period is important. More importantly is looking at what warren buffets calls [/b]the debt to equity ratio of a company[b]. I rest my case.

These rates are very unattractive.

This I believe is the new normal.
The way I think of it is this, assuming I ask people for a loan of 1 million with a pay back of 1 year at 16% interest with a hope to get at least 800k, only to have raised up to 4 million (oversubscription). After, I successfully pay those guys, the next time, I decide to see what happens if I reduce it to 10% interest, and still get 6 million compared to the 1 million I requested for.
Then I reduce again to 5% and get 6.5 million, tell me, if it were you, would you ever raise it to 16% again? Business wise, I do not think it will ever increase to such a rate again since people do not want to put their money in the real sector especially as we have now identified that most of those investment get stolen by workers.
I don't know why I have this feeling that the rate of TB was probably made intentionally high by politicians to legally enrich themselves, we probably only just took advantage of a system they initially created for themselves.

You make a loss when you sell. Cash flow gives staying power which can allow an investor to accumulate in a down market.

Your house of N50 million that is now selling for N30 million is not a loss if you did not sell, but you have enough cash flow to buy additional 2 houses when the market is down.

But if you are highly bent on keeping your money in dollars, I suggest you should wait till September-December, when CBN will start selling dollars to BDC at anything below $420

I am currently using my idle naira to play commercial paper, and maybe FGN bond of 22 July 2020 while waiting for dollar to drop so that i can exit and convert to dollars, does anyone know how long somone can keep FGN bond before exiting?
