Benzboys: Compounded annual growth rate based on earnings growth, return on equity and other parameters used in the valuation of businesses please read more on basic finance and Investment. Pioneer Investors who invested N1 million in MTN about 20 years ago have their investments grown to over N500 million and earning dividends of about N40 million per annum 2 Likes |

Benzboys: The keyword is not to over pay for an investment or buying based on hope. Rather based on appropriate and achievable returns in form of cash flow from the investment. They have bought 1200 square meter plot of land on Banana Island in the past at N1 billion, now with N600 million you can buy the same plot of land 5 Likes |

Benzboys: The developer is the promoter, the buyers are the one to buy based on realistic cash flow the investment will generate. It happens in all investments, real estate, REIT, shares etc, people buying should be intelligent Investors who buy based on logical and realistic projections. What happened that plots of land that are sold for N1 billion on Banana Island Lagos about 6years to 8 years ago are now being sold for between N550 million and N600 million. I guess that happened because Naira appreciated against the dollar. 1 Like |

Benzboys: Time and time again, it has been shown that majority of the population, or even people with money are not necessarily Smart. I studied enough Geophysics and currently deal with enough in finance to a know a bubble when I see one, especially in a location that has flooding issues. Nairaland people are no different from normal people out there or other rich people out there. You need to review the way you address people. 11 Likes |

A county can never be developed with head-to-toe corruption. This is how to develop a country with unity and honesty. https://ie.yahoo.com/news/m/fdb155d0-543e-3a10-84eb-237e2e42b330/ss_millionaires-ask-governments.html https://www.bignewsnetwork.com/news/265760783/aftermath-of-coronavirus-could-last-two-decades-or-more |

Some people are very funny. Which asset doesn’t use normal financial evaluation to be priced and valued? Who values real estate, just because? There are so many financial factors that go into this thing and not what you think people will pay for it. There are many people who did the portfolio investing and made so much they are here to help others. Some of you don’t know this, but with the price some men here bought stocks years back, what if I told you they most probably earn close to 100% dividend yields annually from that time till now. Don’t take my word for it, the historical charts are there for people to see. I have done my research on Nigerian real estate and many of these owned as collateral by banks on bad loans cannot even be sold! I have real estate friends who offer commissions of 10% just to sell some properties. So would we say the Banks were stupid when they were valuing those properties and now can’t sell? Forget what you know, if real estate was traded like stocks via numbers and quantity they would behave exactly the same way. 7 Likes |

Benzboys: People who grew their money through enterprises, business and Investments are very wise. These guys are smart, they will rather be promoters or sellers of these bubbles. These people know the right time and price to buy an asset or an investment, they can easily identify bubbles and book profits. When they make investment mistakes, the amount lost in such Investments are usually negligible to their Networth. People who buy into bubbles and other overpriced assets or investnents are usually politicians, civil servants, those who made easy wealth through illegal means, rich criminals, people who won lotteries, got a huge inheritance and lacked money management skills, people who are investing just for certain status symbols or acceptance into a certain social class and financially illiterate middle class 17 Likes |

Benzboys: The fact that you didn't know the richest man made his money via stock's shows a lot. If you bought 100k worth of Tesla shares three months ago youll have 388k now within 3 months. Poverty is a consequence of an illiterate mind. Stop limiting your education to what u see wealthy people do in Nigeria, expand your mind to see d bigger picture. Be open to contrary views 14 Likes |

Nigsrdumb: People are also buying that based on hope you know. No cash flow to back it. The PE is almost 1000, I doubt if the earnings of Tesla is growing by 1000% every year. They may win, they may lose. But most businesses that had this type of valuations during the dot com era, obeyed the laws of gravity by crashing. A PE of 1000 is like an investment of N1 billion generating an income of N1 million. Don't be carried away by the capital appreciation of Tesla 5 Likes |

emmanuelewumi: That's true, but there's too much money to be made. There's also a technique. A combination of scalping, swinging, investing will deliver results. If you gave a blind man money to invest in any company since march he'd be loaded by now . Trust me im right in the middle of what's happening. I will never invest a penny in Nigerian securities again. Like never. I don see where money dey. Mind u it was a comment u made earlier this year that got me into this. 2 Likes |

GonFreecss1: Thank you very much for the correction. Small time they will say the promoter of Tesla has a bigger Networth than Warren Buffet. An old man that has about $100 billion liquid cash for his company 1 Like 1 Share |

emmanuelewumi, ahiboilandgas & emmasoft and other well meaning gurus in the house Please I have NTB which I bought at 12.4% worth about 47m maturing on the 13th of August this year. I need objective advise on what next to do as this is my main source of upkeep monthly. Half plots in Surulere sell for about 12m and people build 1bedroom mini flat and studio apartment on a 2 storey building for about 35m. Generally rent for such apartment go for 450 to 350k respectively. I visited a site where a developer was doing 4nos mini flat on each floor of the 2storey building. He said he'll be renting out for 400k each In a nutshell, expected returns annually is about 4.5m. Now that NTB rates has taken a nosedive, would this be a good investment? What are the pros and cons? Any banana peels to avoid? What other investment are available to try that guarantee capital preservation? 1 Like 1 Share |

Nigsrdumb: I when the crypto market was booming and Bitcoin went up to 20K USD. Many friends said the same. I said the same. When I think about the losses I incurred I laugh at myself, and it has changed the way I think. Invest in the US, but my advice? Focus more on their index funds. So you can sleep at night. Peacefully. 3 Likes |
