I haven't seen any so-called upscale areas in Lagos and Abuja that really deserve the appellation.
Ikoyi, for instance is basically a slum with indications of past grandeur and not worth the ridiculous prices given to its real estate. I've no words to describe Lekki Phase 1.

I'd take Cantonments in Accra or Westlands in Nairobi over any comparable places in Lagos or Abuja any day.

The developer is the promoter, the buyers are the one to buy based on realistic cash flow the investment will generate. It happens in all investments, real estate, REIT, shares etc, people buying should be intelligent Investors who buy based on logical and realistic projections.

What happened that plots of land that are sold for N1 billion on Banana Island Lagos about 6years to 8 years ago are now being sold for between N550 million and N600 million. I guess that happened because Naira appreciated against the dollar.

Some people are very funny. Which asset doesn’t use normal financial evaluation to be priced and valued?

Who values real estate, just because? There are so many financial factors that go into this thing and not what you think people will pay for it.

There are many people who did the portfolio investing and made so much they are here to help others.

Some of you don’t know this, but with the price some men here bought stocks years back, what if I told you they most probably earn close to 100% dividend yields annually from that time till now. Don’t take my word for it, the historical charts are there for people to see.

I have done my research on Nigerian real estate and many of these owned as collateral by banks on bad loans cannot even be sold! I have real estate friends who offer commissions of 10% just to sell some properties. So would we say the Banks were stupid when they were valuing those properties and now can’t sell?

Forget what you know, if real estate was traded like stocks via numbers and quantity they would behave exactly the same way.

People who grew their money through enterprises, business and Investments are very wise. These guys are smart, they will rather be promoters or sellers of these bubbles. These people know the right time and price to buy an asset or an investment, they can easily identify bubbles and book profits. When they make investment mistakes, the amount lost in such Investments are usually negligible to their Networth.

People who buy into bubbles and other overpriced assets or investnents are usually politicians, civil servants, those who made easy wealth through illegal means, rich criminals, people who won lotteries, got a huge inheritance and lacked money management skills, people who are investing just for certain status symbols or acceptance into a certain social class and financially illiterate middle class

Please I have NTB which I bought at 12.4% worth about 47m maturing on the 13th of August this year. I need objective advise on what next to do as this is my main source of upkeep monthly.

Half plots in Surulere sell for about 12m and people build 1bedroom mini flat and studio apartment on a 2 storey building for about 35m.

Generally rent for such apartment go for 450 to 350k respectively. I visited a site where a developer was doing 4nos mini flat on each floor of the 2storey building. He said he'll be renting out for 400k each In a nutshell, expected returns annually is about 4.5m.

Now that NTB rates has taken a nosedive, would this be a good investment? What are the pros and cons? Any banana peels to avoid? What other investment are available to try that guarantee capital preservation?

I when the crypto market was booming and Bitcoin went up to 20K USD. Many friends said the same. I said the same. When I think about the losses I incurred I laugh at myself, and it has changed the way I think.

Invest in the US, but my advice? Focus more on their index funds. So you can sleep at night. Peacefully.
