What is the difference between "gutter" sand and sharp sand? Which is best for driveways? Do you still need to add granite to "gutter" sand? Thanks. |

EgunMogaji:Sir, gutter sand are sand extracted from gutters always with black mod until is wash, it is sometimes soft or sharp. Sharp sand are most from dredging site some look like gutter sand. Driveway concrete strength is determine by load of vehicle ing on it, less than 5tons you may not need granite if wire mesh is in it, but without wire mesh you need granite. 1 Like |

Often times people stop themselves with what i call a defeatist attitude. You need to seriously carry out a feasibility study on what is possible and price. Even as we speak there are still plots on the fringes of Lagos state(in Ogun state) of less than 500k that people are using for commercial farming. I personally know one bought 2 plots for 550k about 4 years ago. Often times people want to jump before they can roll and then choose to do nothing as the alternative. Wherever you are at the moment, make that count. If you choose to bail out then the hardwork mentality will already be there so that its just a location issue and you will always do well. If you lazy for 9ja chances are nothing changes even when you bail oh. Last year I travelled into 9ja and the foreigner queue was longer(more than double) than that of the indigenous we need to figure out what is really happening under our noses that they are seeing and doing while we are screaming of no jobs. AngelicBeing: You're right. People should not necessarily wait for the "big time" to invest. Just yesterday i went to inspect some lands at Ologuneru area in Ibadan for a client. It was about 550k per plot. You should not necessarily wait till you have 10-20million to buy a land. 2 Likes |

KolaShangOne:Yes, due to the proximity of Ibadan and Ogun state to Lagos, I think buying lands in those areas are good, even if you are not ready to use the land immediately, buy it, if you can fence it, go ahead or give it to family living within that vicinity to use it to farm which invariably secures the land from omoniles and secures it for you while at the same time whoever farms on it on your behalf if you are not resident in Nigeria at the moment, will grow crops to feed himself and also sell at the market, it becomes a win win situation, your land is preserved till when you choose to use it ![]() |

Dremca:l didn't like the idea initially when my friend suggested it to me but I took out time to visit the place myself and I was overwhelmed with what I saw in that area, Obasanjo, Winners Chapel and several companies bought thousands of acres of land in that axis, from Agbara estate to igbesa axis they have Unilever, Flourmill, Glaxo smitkline, Nestle foods just to mention but a few and over 200 SME's are scattered all over that axis, power supply is better than Lagos which is one of the main attractions for investors into that area, and the given by Ogun state government to attract them into the state, The only draw back l witnessed is bad roads which I think the government of Ogun state should address more because attention seems to be focused more on Abeokuta in of road rehabilitation but despite the bad roads, I am shocked that more companies are flocking towards that igbesa axis. lol, I guess the bad roads means nothing to them ![]() |

In less than five years, the place will be a commercial hub and lands there will be as high N10M per plot or more. That's the power of seeing and investing in the future.

However as per the discussion in question 400 or 500k may seem like a no brainer but fact remains that it depends on your particular situation at the time and the opportunity cost. Because person no buy land at 500k no necessarily make am lazy. It might just be the case of opportunity cost and or not being exposed to opportunities or a host of other things beyond simple hardwork. |

aonag: There is no sure order especially with the doors/frame. Height adjustable doors can be fixed before or after but nonadjustable doors must be before tiling. Electricity comes before any type of ceiling. I wouldn't want any heavy ceiling works after ceiling has being installed. Besides, Electrician will charge higher labour charges working in an already finished ceiling. The risk of damage to ceiling and ceiling heat is unbearable. Ceiling should come before tiling. This is to avoid staining/scratching the tiles especially with POP and scaffolding. 3 Likes |

We pay taxes for infrastructural development... they steal it. We pay Land use Charge ...they steal it! We pay Tenement rate .... they steal it! So, whatever we still pay, will be stolen! We just have criminals pretending to be Govt officials and dishing out instructions on how to rip-off ordinary citizens. I will rather advocate that we stop paying completely (Gov abolishes all taxes and payments) and then compel all House owners to tar or concrete the frontage (Pillar to Pillar and up to half of the road, at a minimum) of their houses, including Gutter. Aferall, we still have to provide water and our own electricity! ![]() That is exactly what l did in my own buildings and l still pay taxes and other rates 2 Likes |
