Well done sir. Thanks for this informative thread.

Please I've got one question for the image to immediately above this post: the slops of the roof are not all the same, was it intentionally designed that way or client choice? I prefer something uniform.

It's possible. But the kingpost of the first slope will have to be really low OR the kingpost of the second slope (main roof) will have to be really high to achieve the uniformity.

Oga kolashangone, nice job.
I want to know what is the height of your kingpost for this building.
secondly , I have an ongoing similar project which is 24m long(side view) * 13.4m wide (front view). what should be the height of the kingpost that is suitable.
'cos my carpenter is suggesting 15ft. I think 15ft is too high and might increase our cost for the stone coated roofing sheet.
The guy claims that if its not at 15ft high , it would leak when it rains.
Am suggesting 12ft to him , don't know if that is sufficient.

12ft is small for your width. 13.4m is a lot of breadth.

Go with the 15ft or 16ft.

You should check your architectural drawing and follow the recommended height by the architect cos he must have calculated slope angles etc..

Thanks for the response.
what was stated on the architectural drawing was 3meters (9.9ft)
That's quite low

Yes. It's low. 3 metres will give an angle of 22.6 degrees which is quite small.

You are indeed a guru in your line of professional.
I would see how we can work with 15ft

The first step to getting a good, durable roof is to use the correct type of Hardwood. Most carpenters buy softer wood so that nailing it will be easy for them.

Even if your carpenter uses soft wood, it's not like your roof is going to collapse immediately. But after a while, say 3-5 years, go inside the roof and you will start seeing powder or moulds.

If your carpenter uses softwood (he will tell you it's hardwood. There's no way you will know), It's better if you use aluminium roofing sheets because it is lightweight.

For those using stone coated tiles, you have to take extra care on the type of wood bought for you. Softwood cannot carry the weight of stone coated tiles (4-6.5kg per tile) for long especially as carpenters use STRUTS sparingly these days.

This is informative, thanks. I went back to my Engineering drawings and the Architect specified Hardwood throughout for the trusses, to 0.55 Aluminium sheets. I subsequently commissioned a QS and I have a feeling he priced for softwood given what you state above. In addition, there is provision for Solignum and Kerosene (150 litres!) in the BofQ which makes me think that.

I really like the look of the stone coated products but my dilemma is that there are lots of new builds in the area - all looking expensive but sticking to Aluminum roofing sheets. If I'm the only one 'showing off' with stone-coated roofing, the 'night visitors' may regularly select my property, thinking "this one na biggie man", which I'm definitely not. Funny, I know. Anyone else has this dilemma?

Anyway, I'll be looking for roofing materials soon. Thanks for this thread.

The prices of QS are not per wood. check well.. it may be per metre.

Build your house to your own taste then have defence systems. You may Hajj @mufutau55 for that Magical broom. Buy Dogs. Hire Maiguard. Do the American fence etc..

You may be right, thanks.

See the relevant section below (the middle column may well be the lenght of wood in meters like you say, third column is the price in Naira):

ROOF TRUSSES

3” x 4” x 12ft 50 550
2 x 4 x 18ft 337 780
2” x 4 x 12ft 150 350
2” x 3 x 12ft 560 350
2” x 2” x 12ft 700 250

The BofQ was done in February. I have looked at my Engineering drawings which specified 'hardwood' so I'll insist on it.

I read from one of your previous submissions that hardwood does not require further treatment for insect protection, is that correct? Because, I have in the BofQ provision for Solignun & Kerosene?

Your building must be super big to use all these specified wood quantity.

700 pcs of 2x2?? And more than 600pcs of 2x4 (when 18ft is conv to 12ft).

And yes, the prices are outdated.

A typical roofing BOQ looks like this. Usually in metres. (pic below).

I think we've established (based on your initial observation) that they are talking about meters, not pieces. And, it's good news that prices are falling.

1. Can you bath with it. I say Yes.

2. Can you wash clothes with it? Rain water is hard water and does not form lather with soap. So it's a bit difficult to wash with it.

3. Cook with it? Drink it? Although some companies have approved WHO certified for drinking certificates but generally, it's not too safe to drink it because of the dye.

Thanks.
That means rain water can wash the dye making the water unsafe for cooking.
