The Lagos government has disowned a viral statement notifying residents of an amendment to the state’s tenancy law.

On Friday, reports alleging an update to the law began circulating on X.

The alleged amendment capped advance rent payments to three months for existing tenants and imposed stricter limits on how landlords can terminate tenancies and increase rents.

Fines of up to N100,000 or three months’ imprisonment were listed as penalties.

Barakat Bakare, special adviser to the Lagos governor on housing, on Saturday refuted the reports.

In a statement, Bakare said the publication did not emanate from the Lagos State Real Estate Regulatory Authority (LASRERA).

The government official affirmed that the 2015 tenancy law still subsists.

“However, the bill for a new Tenancy law is under due consideration at the Lagos State House of Assembly and yet to be ed into Law,” Bakare said.

She said the ministry of housing is currently engaging stakeholders in this regard.

“The culture of monthly payment and a clear understanding of the process of real estate transactions at all levels are being discussed at these engagements,” the statement added.

Bakare said the public would be notified when there is a new law.

The viral report comes as a housing crisis, characterised by soaring rents, exploitative landlord practices, forced evictions, and a massive housing deficit, deepens in the state.

The situation is compounded by rapid urbanisation and population growth.

The Lagos assembly had asked the state government to implement measures that would curb excessive rent increments.

Agree. I read the so called law and it looked written like a tenancy agreement a lawyer or agent drafted. No semblance to any legislation.

There are more important laws to , but because their loved ones haven't yet been victims, they play the ostrich.

They can't make laws regarding kidnapping and police extortion. The country is fast becoming a jungle but the politicians are waiting to be victims before they make progressive laws.

Take soludo for example, his lawmaker had to be killed before he started working against kidnappers and native doctors. Initially, he said he couldn't do anything.

Any Tenancy law that doesn't criminalize the exorbitant Agent and Commission fee is a useless law.

You'll see a 2 bed for 800k, Lagos state House agent will tell you total package is N1.5m( Rent 800k + Agent and Commission 700k ). Like WTF...?

You now see the stupid landlord complaining Tenants are messing or destroying their houses. Una never see anything.

As long as the Landlords are complicit in this daylight robbery, i don't pity such landlords.

2bedflats are 2m above annually...some are 3.5m - 4m depending on the area

Not all landlords are shylock. I know one renting out 2 bedrooms and parlour ensuite 500k (Abule Egba) where the going rate is 1.2-1.5Million

10-20 percent Agency and agreement should be scrapped. It is extortion.
5 percent is fair value as neither the lawyer or agent has any stake in the entire transaction. They are just middlemen cashing in on people's efforts.
