Depends.

Buying a property to reside in is obviously the best option, all other things being equal. However, generally one will want to stay in a purchased property at least as long as it will take for the property to appreciate enough in value to cancel out the cost of buying transactions, the owed interest and so forth. For instance, the lower the deposit one pays, the more likely it is that one might be in negative equity in the early years of a mortgage.

Ideally, most people will want to at least break even, i.e. get back all the costs associated with the property purchase and their deposit if they have to sell in a hurry. How long it will take to achieve breakeven depends on the property value, location and if there were any other costs such as renovations, etc. Many estate agents use 5 years as a rough guide. For me, the key take away is that relocation/Japa should be seen as a means to an end and never an end in itself. I'll say Nigerians (especially those without settled status) in the UK should be interested in politics back home, who rules, who wins elections etc because there's indeed no place like home. I'll say Nigerians in the UK should save save and save/invest for the rainy day, keep developing yourselves and earning transferrable skills/degrees, live a modest life and approach mortgages with caution. No place like home.

I agree with all you said asides that approach mortgage with caution. Regardless of what happens, I can always sell/rent my house if I have to go back home or activate Japa 2.0. In the mean time I would be staying in a property that elevates my quality of life while paying less in mortgage than I would have in rent. Despite what comes up, I am happy we got on the property ladder 12 months ago , value has gone up by 35k. Each to his own sha. Make everybody do wetin work for am.
