The Lagos State Government has said it is working to introduce monthly and quarterly rent payment options as part of efforts to reduce the financial pressure on residents, especially low-income earners.

The state Commissioner for Housing, Moruf Akinderu-Fatai, disclosed this on Tuesday during the 2025 Ministerial Press Briefing to mark Governor Babajide Sanwo-Olu’s second year in office.

Akinderu-Fatai said the planned policy is a continuation of the state’s drive to make housing more accessible and affordable.

He recalled the government’s earlier rent-to-own scheme, which allows beneficiaries to make a five per cent initial payment and spread the balance over 10 years.

“That initiative was well-received, and its success encouraged us to explore new ways to reduce the pressure of yearly rent payment,” he said.

He noted that many residents find annual rent payments difficult and that the new system is expected to provide relief.


“We believe that monthly or quarterly payment options will give people more breathing space and reduce the stress associated with sourcing lump sums,” he added.

He added that the government is currently consulting with landlords, developers, and other stakeholders to resolve potential challenges related to enforcement and payment systems before rolling out the initiative.

“Of course, there are issues to resolve — things like landlord cooperation, payment tracking, and enforcement. But discussions are ongoing, and we are listening to all sides,” he said.

He revealed that a pilot phase is being planned in selected areas of the state.

“This is not just policy on paper. We are making real progress. We know what this means for many families, and we are determined to make it happen,” he stated.

I hope this new system works. In a way, it’s going to reduce pressure from some people’s shoulders..it’s just that it won’t work for everyone. Especially jobless people who do a lot of math to pay rent annually.

it is NOT by FORCE.Go back to yo state and do the needful. Landlords didn't plucked their money on Top of mango tree. Even if I permit u to pay that monthly, people like u will still default with some dumb excuses.

If u didn't create this artificial hardship perhaps there wouldn't be the need to force months rents?

There are specialised daily/monthly rent accommodation like Airbnb but those are expensive so I'm guessing the aim of government is to make rent payment cheaper so why not fix the hyper inflation?

Most people can actually afford to live almost anywhere in Lagos on their salary if the rent is paid monthly, but this becomes difficult when they have cough up a year's money all at once plus the exorbitant agency and added fees

The easiest way to beat down rent is for the government to have the poor in mind and build massive cheap and low cost multi story apartments. With this, landlord will reduce their rents.

Or let me give Lagos state government revenue tips.

The government should license every residential houses in Lagos as either commercial residence or private residence. From there, they can enforce daily or quarterly rent payments

Monthly rent payment system cannot work in Nigeria because most tenants have to save all through they year before they can afford to pay their rent.

Telling them to pay monthly would just have them accumulating months and months of debts.

If the state government wants to help tenants they should fish out criminal agents and encourage landlords to reduce their ridiculous rents. Not telling people who are struggling to start paying monthly rents.

Monthly rent in a country that does not pay hourly wages?

This will hurt Lagosians more.

We blindly copy other nations but shy away from putting down the amenities they have on ground.

If monthly rent is introduced in Lagos then tenants are in soup because Lagos tenancy laws mandates a 6months quit notice for yearly tenants and 7days eviction notice for monthly tenants now imagine you being a monthly tenant in a highly congested state like Lagos?

If given a 7days quit notice where can you quickly find another apartment within 7days?

In abroad, houses are much so you can move from one house to another within two days but in Lagos, 6months you are still looking for a place to rent

Secondly, Lagosians don't earn hourly wages.while many are unemployed, too many Lagosians are underemployed and with Lagos overpriced rents, exorbitant electricity bills, crazy transportation costs, high school fees for children many parents will struggle to meet up that monthly rent payment.

Imagine earning N200,000 monthly with 2 kids, with a monthly rent of 50,000, every month you struggle with rent, bills, feeding etc.

The yearly rents allow People to find time to breathe. Sometimes the rent isn't even ready until the 7th month, the. One or two side hustles helps you to gather the rent and you pay for one year..

Not to forget how cunning Nigerians are. If landlords see that the monthly rents isn't feeding them fine they will just keep increasing the rents until before you know, your monthly rent becomes almost the same as what you used to pay as yearly rent and Nigeria being a lawless state, govt will just remain nonchalant until civil unrest began


If only Lagos state will make housing easily available and introduce hourly wages then these bill makes sense otherwise Lagosians will cry blood

monthly payment system have been favoring the landlord more but the defaulters made it seems difficult for them to fight for their money every month, landlord choosing peace over stress made it straight to one year, it has always been monthly in the past but some will made you throw punches every month just like Nepal bills then
