I read a thread today concerning what a tenant did to the building of a landlord and some people were indirectly hailing the person that destroyed someone's hard work which is a shame. Let me tell a bit about my story. I rented an apartment in my house to a tenant. On the tenancy agreement, it states that the tenant will keep the house in the same condition he met it when he pack in, which is the reason people charge caution fee to replace anything broken by the tenant during their stay. The tenant broke the of the agreement multiple times but as human, you have to feel for others When the tenant rent expired, I went to him and told him that his rent have expired and he was supposed to come to me to renew or not to renew the agreement and he lashes at me that I am not being considerate that his girlfriend just gave birth and he spent money in the hospital. That has got nothing to do with me really but the manner in which he spoke to me. I also have been a tenant and my rent have expired, but upon expiry, I meet the landlord and explain that I don't have enough money to pay immediately, and if he can give me time, I'd complete it. I believe that humans are reasonable and the landlord let me stay and I always paid. I was the one that used wisdom to approach the landlord. This my tenant upon expiry of his rent agreement refused to leave or make payment to continue rental agreement and I found out that it was another tenant was the one engineering him, telling him that 'I' the landlord is very calm and weak that I won't do anything to him. I gave him quit notice and after 6 months of the quit notice, he still refused to move out. He lived another 2 months before someone told me to report the matter to local government area Council, they have people that deals with this kind of issues. After which he was summoned to appear in court, he was told that if he doesn't pack out, government will come and arrest him and made to pay for everything even during those months of quit notice which he lived for free. He told the other tenant that was engineering him and the tenant told him to avoid government trouble and pack out. After he did, I went to check on the apartment. He destroyed the wiring, the half moon bulbs, took 2 kitchen cooker installed in his apartment worth over ₦13,000 each, destroyed the toilet tank for WC, took my change over switch I installed in every apartment. I called our area security to come and see, other tenant as well, and other landlords around my area to see what a tenant owing me over 8 month's rent, doesn't pay for any work done in the compound and refuses to participate in compound sanitation did. All the landlord association around where I live have decided to file a motion in court to make amendments to landlord/Tenant Act. Which states that a landlord can enter a tenants house, like it is done in the US, Europe for inspection and if there are any damages, the tenants will repair it promptly. Or we begin charging huge sum in caution fee. My mistake was that I never charged any of my tenants caution fee, believing the agent that brought him to me saying he is a calm guy and trying to be reasonable with my tenants because someone did it to me. (I believe that one good turn deserves another) Also the tenant that has been engineering him will leave as well. He is into shady dealing and I don't want one day EFCC will burst into my compound and break down my door as I have been seeing in the media in order to arrest him. These tenant showed me why the Bible says the heart of man is desperately wicked. I must do due diligence before renting my apartments to any prospective tenants in the future I hope this gets to front page so that some people may learn 1 Like |

It's a 2 way street... We have bad tenants and bad landlords. Some tenants can frustrate you just as some landlords can make you regret life itself! 1 Like |

Many are mad and that means there will be many landlord-tenant like these. If you charge caution fee, they say you charged, if you dont, they take advantage. The best is to charge a significantly high caution fee that is refundable if there are no damages. The further issue with the last statement is, landlord can decide to exaggerate damages when the time comes to make repairs from caution fee. Cool headedness really saves a lot of trouble. |

Some tenants are evil, one purposely refused to pay rent while he was building his. Don't let anyone full you. Please collect caution fee as high as half the rent paid. |
