It is long overdue as most landlords have charged tenants to penury and homelessness... These are my own proposal for law on landlord and tenant: 1. The landlord reserve the right to set his price for accomodations in his house.. however, 2. The landlord cannot increase the rent by more than 15% of the previous rent 2. The landlord cannot increase the rent before a period less than 4 years from the previous increament 3. If the landlord wants a tenant out by reason of "I want to make use of the property"... He cannot put another tenant into the room for rent purpose for at least 12 months.. 4. Any new tenant brought in after rule (3) must not pay rent more than 15% of the existing tenants.. 5. If the landlord evicts tenants for reason of renovations, the physical upgrade must be evident after eviction before new set of tenants can come in... 6. If after rule (5), the landlord cannot increase the rent by more than 20% of previous rents... What do u think guyz..? 3 Likes |

Nice Proposal but do you know some Landlords secured loans to finance and maintain the property, what do you think about the increasing inflation and bank interest rates, who bear the cost...do you know when demand is more than supply, there will be desperation from some buyers.

The basis of rent increment should be on inflation and interest rate. Landlords are not father Christmas and can't shoulder the burden of government failure.

2special: If u secured a loan to build the house.. you set the first price anyhow u want.... the proposal didn't stop u from setting prices.. only stops unreal increases from your initial set price of accomodations.... On demand being more than supply... The curve will b inelastic if the price remains constant... The price should jump, but if government sees the sector as a crutial one ND den held down the price .. den excess demands means nothing |

Iron sheets and other building materials cost in 300% than before you are here setting limit for landlord as if building a structure is a natural gift of nature. If you don't build today or you don't has any property for rent doesn't mean you will not have tomorrow. Think wise .tell Tinubu to reduce price of oil and other tax before you come here to invent your homeless and economy frustrations of the Innocents Landlord that borrowed to build for a business purpose s.

So the breaking even on the cost should b around 10 to 15years... House renting is not a business, not is a store of asset... U guyz have allowed the landlord to brainwashed u about cost of everything.. as if if he highs the rents and recovered his money in 5 years.. he will now being down the cost... Guy, get wiser!!! |

When a govt has failed from his duty responsibility it start to make irresponsible laws that infuriates the people. In a working system of govt, it is the duty and responsibilities of govt to cater and shelter the citizens by means of mortgage not the other way round. What happens to government houses that should make it impossible for unnecessary increments? Housing unit building for the people at a low rate for average income citizens which makes exorbitant rent undoable if govt takes the initiative it therefore makes it impossible for private individuals. I can't invest huge money in a real estate with the reality cost of building materials with no govt subside of the said materials and you're enacting laws to shift ur responsibilities on me. I don't think it's going to work. Fashola did the same tenancy laws which flop big time because landlords refused to borge because their property is private owned not govt it's govt properties that can be subside to create ease and relax burden of economic effect on the people not when government isn't irresponsible to her core responsibilities. Landlord will always win. You must accept the term set by landlord before going into the house and if pleases you u move in. |
