Good afternoon all, my mortgage broker got secured a mortgage with me from HSBC and I’m surprised because I’ve never heard anyone mention them here, it’s mostly Barclays. We are currently on a post study visa and they got us a rate of 4.44%. Is it okay to go with them or is it possible that they’re missing something?

As he as flagged payments from those who participated in ajo with me . We are just 5 in number. He says the letter should say they participated in ajo and the source of their funds. Am just trying to avoid submitting a wrong letter anyone with a format please share i will really appreciate it. Also is it okay for me to explain funds from my cousin who lives with me as contributing towards feeding and utility bills. Please help me o. Thank you

This is probably unrelated to your question, but I recommend buying a house only after transitioning from a post-study visa, except you already know where you'll be working after PSV.

A house is a major commitment that ties you to that location and its surroundings, stripping you of the flexibility of being able to relocate for your ideal role.

The broker is the person that can best answer your question but a mortgage offer is almost as good as done if nothing changes in your circumstance before you complete.

We used ajo for our mortgage but didn't need to explain anything to our solicitor because they didn't even ask. Since they are asking, provide the letter and be 100% straightforward without hiding anything as it will save you from further questions and unnecessary back and forth with them.

My house-buying journey has finally come to a successful end! 🎉

It all started last year with countless viewings—honestly, it felt like a nightmare at times. At one point, I even reached out to @Lexusgs430, who gave me some great advice on what to look out for during viewings. I eventually found a house I liked and was set to complete in August.

But as we got closer to completion, the far-right protests made me take a step back and really consider the area. I realized it was predominantly white, and I just didn’t feel comfortable. After already securing a mortgage with a 5% deposit, I made the tough decision to pull out. The seller wasn’t happy and even called me "wicked," but I stood my ground. My peace of mind mattered more.

I’m just 2 years and a few months in the UK, with my family still back home. Now, I’m hoping to start planning on bringing my kids here. Being a single buyer, this journey hasn’t been easy at all, but I was determined to put down a 10% deposit instead.

By the end of August, I started house hunting again. I found this property, and it checked all my boxes. By September, I was ready to move forward and asked my mortgage advisor to apply. Skipton declined me for no clear reason, but thankfully, Barclays approved me.

The process wasn’t smooth—it was a chain sale, and along the way, I even used part of my savings to my brother when he arrived in September/October. But I managed to negotiate with the seller for some furniture—three beds, a fridge/freezer, a washing machine, and more—which made things a bit easier.

And now, as of Saturday, I have the keys in my hands! 🏡✨

Rent money 💰 is dead money 💰. This journey wasn’t easy, but Alhamdulillah, what once felt impossible became a reality.

May Almighty God make it easy and possible for everyone aspiring for the same. 🙏

Life insurance, the moment your plane touched down, at any uk airport.......

Building and content, the very second you exchange (home insurance is a requirement to protect your lender's funds) Content to protect your valuables.......

Quick ones guys. Asides from the house deposit fee, can the Lisa funds also be used to pay for the extra costs associated with buying a house?

For example solicitor fee, broker/mortgage fee, stamp duty etc.

Or is it advisable to open a separate savings towards these extra costs.

No FHB can use as low as a 5% deposit. Most use 10%.

If they've really secured a mortgage and the lender is aware, then its not your issue to worry about. If it's an AIP you have, it may be worth highlighting to the mortgage broker that you're on a visa as they may have missed it and it'd come up when the mortgage is applied for.

With the current rate of migration, I'm surprised most other large lenders have not expanded offerings to visa holders.

Thank you very much for your response. We have now gotten the mortgage offer. So I can say that HSBC now considers visa holders but you need to have been resident in the UK for at least 1 year.
