It works for both Nigerian based and diasporans. That's the essence of the webinar. You don't know the rental income achievable.. the units are already fully tenanted so rent also goes into paying the loan.. you need to attend the webinar for a full picture... its free.. no strings attached...
I sell real estate in upscale areas of Lagos like ikoyi etc and i know this is good investment.
https://nigeriapropertycentre.com/agents/kunle-akinrinade-and-co-solicitors-39292
But every mallam to his kettle like someone says here
I will rather buy the one at Ikoyi,
But wait ooo, since the property already has tenants and the rent can pay the mortgage. Why is the owner selling.
He is either selling at an inflated price, he expects a correction in the real estate market or he has over leveraged himself by taking more than enough loans.
All I know is that real money making opportunities are top kept secrets and no one will invite others to understand their money making secrets.
My opinion though.
I might be wrong
I have been wrong on several occasions

Even at that a 20% down payment at $50,000 is advisable. Residential real estate is not a ive income as such.
Better to buy REIT that will pay dollars to the investor.
I think the guys doing this seminar should target people earning dollars.
My opinion though
Pretty sure the investment thesis is not "ive income".
The idea is to purchase a property that is positively geared (the rental income exceeds the costs of owning the property).
That way you don't have to spend a kobo to meet your mortgage obligations (na die be that if your earning power is in Naira) if not positively geared and especially with an unstable Naira.
Their sales pitch will include providing the growth profile of area in of rental growth and house prices over a period along with the projection for the next few years.
To make the maths easy:
So say, you buy the property now with a 20% down payment ($50,000). Mortgage amount is $200,000.
If the property is projected to double in the next 6 to 10 yrs. You will be pocketing at least $300,000 if you sold then. Assumption is that the rental yield (and growth) will all associated costs.

Yeah, waiting for AIICO to pull back more so I can reload. Am going to the jijo folks this year... No long term holding

Now you can understand why insurance stocks are Jijo stocks in 2025.
There prices will only be fluctuating but can't drop too low

Why is that?
Teragro is still audio for now and has been for years. They tried out some businesses (e.g juice concentrate making) in the past that didn't work out.
Transcorp oil bloc (OPL 281) is still in the exploration phase. A capital intensive and risky phase. Nothing is guaranteed. It can take years to go from exploration to production, if you're lucky otherwise na to plug and abandon if your find is not commercial. The subsidiary is owing Transcorp sef. By the way, that oil bloc is more than 10yrs old and counting.
All in my opinion, please do your own research. I could be wrong o

If possible get loans to buy more properties.

You are just an armchair critic mister! Attend free webinar to get facts you no gree... will they put a gun to your head to buy? You are talking from a position of chronic ignorance (also arrogance sorry). Be adequately informed before criticising.. it's most unfair on your part to condemn and cancel and cast aspersions. A webinar is for learning and freely asking questions... you are also free to do your due diligence and get independent advice before deciding to buy or not.. you dey there dey yarn apata

Don't bother with him.. that's his stock in trade. Just like to go on a demarketing spree. No adequate info before his subjective opinion is formed

I agree Teragro and the oil bloc are part of the initial asset that came with Transcorp, which haven’t paid dividends over the years. Now that we have momentum around Agro Allied Businesses, local Oil & Gas industries… the situation might be different.

Not your business why they are selling. Already told you they have other ongoing projects.. yours is to get independent advice whether it's a good investment or not. This one is not jijo or sogundogoji or betnaija.
P.S. i rest my case. But you discuss other investments here. What's good for the goose....

lol at the way some criticize your comments. Old man with sense
The problem is that most people doesn't know that your style of investment is to look well before you leap. That notwithstanding, there is always one or two things to learn from your post.

I’m with you in this too. Hoping it’ll trade back around N40.
I alerted some people here when I bought the traded rights on the exchange at 26.50 for a of only 1kobo. Foreign investors love buying it. Let’s see the impact of the money they’ve raised on the financials, the losses were still very bad last quarter.
l am hearing that the NB right issue has been successfully listed on NGX
