Without knowing your budget you will never get a reasonable suggestion... Cos in most cases that your kubwa and lugbe you're mentioning your budget cannot afford you nearness to Major road, constant electricity as you want... Let know your budget so we can make informed suggestions

Go to kubwa or duste alhaji (baukuma) if u can go to another state, it will be good... I jst left Abuja 5 months ago and it was a good choice... Abuja is expensive and everybody is trying to cheat you, jst to make money... From mechanics to d petty trader on d street

jabi is beautiful but expensive and it is not very secure. Jahi is okay

If you are considering lugbe make sure it's an estate, if not don't bother renting an apartment not in an estate, demolition is eminent, same goes with kubwa, in fact, there are satellite villages inside the metropolis, avoid them with all your strength.

Now hear this, if you want to stay close to town and considering your budget, karu site and jikowyi phase one is your sure plug, karu site is very close to town and there light is constant too, the vibe karu site give is same like inside the metropolis ,

Again, don't you ever rent a house that is not situate inside an estate in Abuja especially lugbe and kubwa

I am looking for a place closer to CBD, I don’t want to stress my self too much going to work and coming back, I need like 10 minutes and 20 minutes drive max without traffic with a cheap rent of 800k for 3/2bed

Kubwa landlords are inhuman. Just because dey heard Tinubu increased minimum wage of which dey have not started paying yet. Is not as if everyone is a civil/public servant ooo

Both Lugbe and Kubwa is fine.

Lugbe has Light and is closer to town

Kubwa has light, More affordable than Lugbe but far to town.

Note if you are a social type I would suggest Kubwa this Lugbe wan use Boredom kill me

Electricity is the same.as it is every other place but some area have it better...
Electricity in Guzape, Life Camp, Garki is much better than any satellite town. These areas are also in band A

If you have the money Jabi💯 but if not Lugbe and you can plan where to relocate to from there, Kubwa is fine but far to town.

The people saying lugbe and kubwa probably have never been to Abuja.

Considering what you listed, Mpape is the best option for you. It is the nearest suburb to town. Literally 10 minutes or less to maitama, it has steady supply of electricity and very cheap accommodation.

But don't expect to brag with it, because when you mention it, a lot of people will think you stay in a cheap location or even a slump in Abuja. But isn't true and shouldn't be your concern for now.

There is a slump part and there is a regular part. Go for mpape.
