I have a 2100litre of water tank and I plan to construct a system if you know what I mean.

I planned to use 6 pieces of 3" diameter of a galvanized steel pipe. 4 piece will be the foots and the rest for the and the height is tallness of a building

My question is will it work?? Can it successful hold the tank if it is completely filled with water?

1. Never buy a land or house based on an image, flyer, or video sent to you. Try to visit the property PHYSICALLY so that you can decide whether you like it or not. The majority of images you see online at the end of the day, it's always a case of what I ordered vs. what I received.

Send a member of your family, a friend, a work colleague, a lawyer, or a surveyor to look at it on your behalf if you are unable to see it yourself. If you cannot find anyone to view it for you, forget the property. You might be saving yourself a future headache by doing that.


2. After viewing the property, the next thing you must ask for are copies of the title documents for the land or house so that you can investigate them.

A title document here refers to the proof or evidence of ownership of the land or house they intend to sell to you. That land or house did not fall from the sky. It was acquired from either another person, group of people, community, or government.

The title documents the land seller must possess may come in the form of A deed of assignment, survey plan, purchase receipt, excision survey, letter of allocation, contract of sale, will, letter of istration, C of O, Governor’s Consent, Memorandum of Understanding, layout, deed of rectification, court judgment, etc. This list is not all-inclusive.


3. Anyone that intends to sell a parcel of land or house either as a personal seller, omonile or real estate company MUST hand over photocopies of the necessary title documents of the land to you to investigate.

Any seller that declines to provide you with copies of that document so you can them is a potential land or property con artist. Any illogical reason they give you for not revealing information to you to aid your investigation is a warning sign and red flag; you MUST walk away.

4. As soon as they hand you copies of the title documents, give them right away to a property lawyer so they may review them. Many seasoned property lawyers, like myself, have examined thousands of land documents over the years and can advise you whether to move forward with the verification just by looking at it or to terminate the transaction right away.

For example, my 17 years of experience as a specialist property verification lawyer has made me know how to identify fake C of Os-(Certificate of Occupancy) fake Governor’s Consent, or forged Deeds of Assignment right away.

I have seen too many wayo, too many fraudulent, and too many questionable documents to make me know if the seller is trying to defraud you or waste my time. If I am not too sure if it was a fraudulent document, that’s when I would recommend further verification on the property.

5. A property verification must include one or more of the following

i. Investigating the land physically

ii. ing the title documents at the land registry

iii. Conducting a site search at the surveyor general’s office

iv. Visiting the Courts as appropriate to determine whether the property or seller is involved in any pending legal proceedings

v. Visiting the community to determine if there is an outstanding dispute or court issue

vi. Visiting the probate division to a will or letter of istration

vii. Check the Cabinet office to ensure the Gazette and Excision are authentic

viii. Visiting the surveyor general’s office to the authenticity of the coordinates and location on the survey plan

ix. Knowing the complete profile of the seller to know if you are dealing with the appropriate person that has the capacity to sell or not

x. Investigating the previous owners of the property to know if the land was properly transferred to the seller.

6. Once these steps are vigorously taken by the property lawyer, a search report must be given to the potential buyer detailing the search process, what was investigated, where it was investigated and the final report of the investigation.

7. The property lawyer MUST now advice the potential buyer whether to buy the property or not. The person conducting the search must also be an INDEPENDENT LAWYER that has no affiliation or ties with the Seller.

8. It would be a terrible idea to use the same Lawyer as the seller because there would be a conflict of interest. If something bad happens to the land, who would the lawyer represent or protect? The Seller or You? undecided

9. Endeavor to always obtain a search receipt from the lawyer after the search fees have been paid. This would guarantee that the Lawyer has an obligation to perform professionally or risk his NBA practicing license.

10. Avoid asking a friend lawyer, co-worker lawyer, or family lawyer to conduct the land verification search on your behalf because, 95% of the time, the results are either always vague, time-consuming, or done sloppily. Most importantly, if something goes wrong, who is to blame?

One more word of caution:

Money is hard to come by these days due to the challenging economy. Owning your own land or home is a need in life, and working hard and being determined to save money to do so is a testament to those qualities.

Avoid ruining everything by making a rash property purchase without first ascertaining the ownership or status of the land or house.

In exchange for a piece of land or a home, you would be writing a stranger the largest check of your life. Don’t hand over your life money to a dishonest real estate company or property seller con artist who convinced you to purchase a doubtful property with fake or forged title documents. Losing your land, home, and money would be too painful, stressful, and horrifying to handle.

Your friends and family would blame you. Your colleagues will pity you in your front and laugh at you at your back. The Jealous ones would be ecstatic that you were suffering, just like they were, and they would thank their village people for making you suffer. When outsiders hear your story, they will use you as an example to their next piece of property or home so they won't do something similar.

Police and lawyers would chop you finish when they finally know you have entered their trap and once they've emptied your wallet, you won't even get your money back in full. undecided

The worst part is that the dubious seller would use your hard-earned money to flex, travel around the world, gamble recklessly with your money on nairabet, lavishly spend on girlfriends, marry a new wife, pay for his own children’s school fees, use your money to pay his rent or complete his own house, buy a new car, pay an outstanding loan or debt he is owing, invest your own money in his business or even pop numerous bottles of champagne at clubs or parties.

He would even use your money to post bail at the police station and settle the same police with your own money when you finally get hold of him.

If you act responsibly, use caution, and thoroughly investigate the property you are interested in, you can prevent all this suffering.

Self-help is not recommended since, nine times out of ten, you will overlook something vital and your case file will land up on my desk or at Panti Police Station. If you and your property lawyer follow these rules, I guarantee you buying a property free from wahala, fraud and wayo.

1. A lease is a rent for 3 years and above. So any rent agreement for 3 years and above should be by deed. So d document or agreement for that is called Deed of Lease. While an assignment legally means transfer of ownership. And the document or agreement to transfer ownership should be by a Deed and therefore called or titled Deed of Assignment.

2. So from the answer to question 1 above it is obvious that the valid document to prepare when buying a property from family should be a Deed of Assignment and not Deed of Lease.


i stumble across this trend and it has really been helpful.

my question is how do one confirm if the deed of assignment is genuine?? i am buying a land from a community/village in ogun state and the head of the commiunity(Baale) is said to issue me a deed in his family name.

and what other document should i request for? i have the family receipt already

Update on the car. The scanner was brought and they scan the car but I wasn’t around because i have to go to work. So the rewire and the mechanic called me and say it is some melted wires that damaged the brain box and it damaged the part where it regulate fuel to the engine. So the rewire took the brainbox down to ladipo to fix that part of the brain box that got damaged.

Do they fix brainbox ?? And also he said tomorrow, he will buy some of those melted wires and fix it up.

This guy story no clear. How did you get the $15k, how do you get that cash and you don’t have access to your bank statements?? Does that make sense to you?? You can get your bank statements within 30mins tops. Just call your officer. I smell BS here.

Scanner cannot detect fuel pump. The fuel might be rushing like tap but might be weak. The things id advice u to do is ..get set of toks plugs..set of toks coil. Toks fuel pump. Toks wires of the coil.plug everything together.if provlem still persists then mechanic don scatter factory engine be that. Snd if it starts eventually. The sound at idle will be very high.as high as maybe 1500 to 1600rpm at idle cause its just been newly ringed. When u want to sell the engine. Go for engine swap.make sure where u r buying the engine.its confirmed toks engine and not reworked. And also make sure the seller does not accept nigerian used engine oh.cos if he does.he go carry another naija used engine as toks and give to u. Look for those that buy nigerianused engine.highest u go sell am na 70 to 80k max.

Thank you for your help. Those plugs are sparking. All of them. I called him this night and explained to him about the fuel pump but he said we should wait for the scanner guy tomorrow that he will call me tomorrow.

I am also even thinking if we buy tokunbo engine, it might not even start self because this one he ringed start but shut off/ does not respond to rev. I am not buying engine. I will sell the car but i will tell the new buyer to get new engine.

Well.u know it was just ringed. If it starting and shutting off immediately or its not doing slow. Then your fuel pump needs replacement.when its killing plugs. Its the valve stem seals. Everything is not piston rings unless the smoking is heavy...pls before u leave there. Tell the idiot to remove the cylinder head and change the valve stem seals.he shold alsogrind the valves to be smooth. If not the ringing go be waste...

Make i no lie oo. He actually grind those valve. It took him like two days to properly grind it because as he was grinding it, he was putting fuel to see if it will leak. And he told me is about 2-3valve that is properly sealed. Could the problem be from fuel pump because when they turn on ignition and forget to plug it back to the throttle body, the fuel was coming out like tap ni.

I’m just waiting for the scanner guy to come. Will Scanner detect if it is fuel pump that is doing it

See that engine don go. Sell the car fast.

The car is toyota camry 06. When i was asking him how much is engine, he said 450-480k but today when the car did not start, he is telling me abi i will buy tokunbo engine, he said i will see the one of 350-400k and i told him but you said it is 480k for engine. I told him that why do you tell me you can ring it well if you know i can see tokunbo engine for 350-400k and after giving you like 90k out of 135k you demanded. So inside which acct shld i put that 90k. I left his place with annoyance. I told him I don’t need to buy engine, let him fix this one first because i want to sell it immediately. He told me he has called someone to come and scan it for him and if i get there tomorrow and nothing is done, i will start changing my voice for him so that he can know that i am getting serious with him. I dropped the car for him since 18 Dec 2023. Up till now, car no start. It is starting but immediately it starts, it shut off.

Hello house. Please i need help. OP and anybody that can help. I carried my car give mechanic for ringing because one port is killing spark plugs so after he has adjusted the cramshaft to O2 and assembled the engine back but the engine refused to start. He called rewire and everything, the coil plug began to show ignition but now, immediately the car starts, it will turn off by itself. What could be the problem?? Pls help me maybe i can tell the mechanic to check it out. And also he is waiting for a person to come and run a car scanner on it.

Ps: before ringing, the car was working, i even drive it to his workshop.


Update 13/01/2024: the car has started. The mechanic called a re wire and he scanned it and the scan brought a code which indicates that most of the wires are not properly connected and some wires has melted which has affected the ECU(brainbox) board. So the sensor at the upper part of the engine is damaged. So the rewire fixed everything before he now took the brainbox to ladipo to fixed. Now the fuel injector has swallowed plenty dirty. So he freed those injectors and now bought tokunbo plugs.


I’m happy anyway.

Buying a land or house in Lagos, especially in popular places like Lekki, Ajah, Ibeju Lekki, Epe, Ikorodu, Surulere, Ebute Metta, Yaba, Festac/Ojo and the outskirts of Ikeja/ Maryland/ Isheri North and Alimosho environs has become painful and stressful because of the rise of land scammers and property fraudsters. Every day, thousands of Nigerians both at home and abroad are victims of losing Billions of Naira due to the following reasons:


1. Dubious real estate companies selling lands that have wahala and serious legal problems attached to them or properties with non-existent documents

2. Questionable real estate developers selling houses with defective and bogus title documents or houses built on government lands,

3. Omo-oniles selling family lands with existing community issues or lands with serious court or police cases attached to them,

4. Private Owners of property selling lands or houses that have incomplete documents or faulty titles or homes constructed on lands belonging to the Lagos state.

Last year alone, I know about 200 people that lost Millions of Naira to many shady real estate companies in Ibeju Lekki, and in the end they had no land and are still hopping from one police station to another in an effort to recover their money back, which they will probably never receive from these shady real estate companies because they bought lands with defective titles or no allocation.

I am also aware of another group of people who purchased multi-million Naira homes in Lekki and Ajah from dishonest developers and deceitful Instagram agents only to discover later that the homes either had defects or were not for sale since the true seller did not exist or the documentation for the homes were defective.

I also know a handful of people that fell victim to Omo-oniles who bought community family lands in Ajah and Ibeju lekki worth millions of Naira and at the end of the day lost the land and their money because they bought stolen lands that belonged to other people and resold to them. Other victims bought lands that out rightly belonged to the Lagos State government and any structure put on it will surely be demolished.

In short last year was a bad record year for property victims who lost Billions of Naira of their life savings to Real Estate Thieves and they were all guilty of one thing.

"They all failed to conduct a verification exercise and investigate that property before paying for the land or house"

Many of the victims who were scammed,

1. were either too impatient,

2. some were in a hurry to buy properties without investigating,

3. some refused to listen to advice to calm down and investigate the property,

4. some were too stingy to spend a token to give a property lawyer, licensed surveyor, licensed Agent, broker or estate surveyor to investigate the property,

5. some were just too busy to worry about ing a property,

6. some entrusted buying a property to their relatives or close friends without monitoring it or getting an independent person,

7. some were excited by the offer and preferred to buy without ing,

8. some just bought because of the lies they read in the beautiful flyers promising them a piece of an estate that would look like Dubai

9. while many I know just bought properties because of the beautiful agent or marketer they were dealing with without using their senses.

10. Some were victims of their “I too know” because they read some land purchasing tips online and decided to it themselves without covering all the basics.

11. Some were simply not bothered about ing and put all their trust in the transaction and ended up getting burned.

The summary is that many of them ended up dashing their life savings and family money to a stranger who ended up using their money for frivolous things. These victims ended up having no good land after they were scammed neither have they been refunded their money.

How can you work so hard to save money for many months or years ranging from ₦1,000,000 to ₦100,000,000 and above to buy a land or house and then refuse to pay a small token to the property because you are "stingy" or feel pressured by the agent or marketer to pay for the property without exercising caution to it?

Instead of giving away your life savings to a land thief and then scrambling to find a lawyer or the police to help you recover the money when problems arise, if you are so wealthy and have money to throw away, why not donate it to an orphanage or NGO? The worst aspect is that many victims are willing to pay 10 times as much money to reclaim the land or money at the police station when the land wahala arises.
If so, does this make sense?

I also know many people are ignorant about the property-buying tricks, tips, and laws of buying land in Lagos so this thread would be dedicated to answering all property-buying questions and would be updated with articles and information about buying a fraud-free land or house in Lagos without falling victim to fraud this year.

On no should this advice be substituted for conducting a physical verification on land done by a property lawyer. It is just for educational purposes so that no Jibiti developer, wuru-wuru agent or wayo omonile can put wool on your eyes anymore. it is only for educational purposes.

I don’t know if you are still following this trend but i really gain something from you.

I want to plaster my building walls but the surrounding house has dampness/ water rising from the ground to the walls so i guess the environment has high moisture in the ground.

I want to do the calculations of the water-proof cement that i will use. So can you please give me the specifications(size) of their sokaway and how many bags of the water-proof cements did you use?? And how many kg is 1bag.

I have a new building but yet to come completed. My major fear is the dampness because i did not do German floor and the building is remaining plastering.
My question is will a water-proof cement mix with normal cement and sand for plastering prevent any future wall dampness?? And what is the mixing ratio of those components
