I'm happy to inform everyone that we got our keys to our first home yesterday and we happy to start our beautiful journey in this beautiful 3bedroom semi-detached new build property.

All the developer had their own incentive and try to push for more incentive if you are looking to buy a new build. Our property came with 5% deposit contribution, 50% flooring packages upgraded garden and integrated dishwasher, I did not go for upgraded kitchen.

Mr @lexusgs430 really helped me to push for more when my lender undervalued the property with £10k however we negotiated the price and the property was reduced by 5k abs was given full integrated kitchen.

My journey to purchase a house started in March despite that I'm not up to 2years in the country, I have been able to gained more knowledge in house buying, thanks to this group for dropping valuable informations.

This year make it 2years we came in to this country and Alhamdulilah we able to purchase our first home where we are hoping and believes our little ones are going to creates everlasting memories.

May almighty God make it easy and possible for everyone.

Unfortunately I lost my mother in law in January this year and my wife had 3 siblings back home, I'm want to know if there is way to bring one of the siblings age 11year old as my Dependant. I don't mind of adopting or any other way I can bring her in. I spoke with their father and he has alreay give his consent.

When I considered the £35 per hour, my wife and I had to hatch a masterplan.........

I bought a Honda jazz, insured it (plus added Collingwood L insurance)...... Took her on intensive
lessons, when time permitted (considering our work schedules + her university lectures), we just had to make it fit...... We still have the Honda Jazz, so her siblings would resume their lessons, within a few months etc etc ......

We paid an instructor 6 lessons (to smoothen all the rough edges)......

Anything can be achieved with sacrifice, good planning and dedication........😀😁

Happy new year! If possible, sponsor your Mum's trip. However, ensure she has some money saved in her .

Provide proof that she is a widow, has a business she runs and has no desire to stay in the UK permanently. if she is very involved with any NGO, religious organization etc, please include proof.

Due to her age and personal circumstance, you must provide adequate information to prove she will not stay in the UK illegally.

Here are some of my thoughts:

1. She is a widow. Choose this option if it exists or the closest to it. I don't recall what the options are.

2. She falls under self employment as a tailor but given her age and the host of proof of work you mentioned, you can put those together as employment proof: pictures of her infront and inside her shop, pictures of her working on orders, shop agreement, her ID card etc.

NB: For self employed persons, the general rule of thumb as you already stated is for them to have a dedicated business /CAC/Tax card as well as a personal (where their salaries are paid into). This is important as the VO are looking to confirm if the money you claim to have is readily available for your use if needed. For cases where separate s don't exist, it is difficult to tell how much is available for the hence why some folks get rejected i.e. you are not expected to spend business capital on leisure activities

Scroll back some pages to read examples of rejection letters with cases of VO not convinced about applicants financial status

3. Her application must show that she has a reason to come back to Nigeria e.g. does she have parents/children/grandchildren or emotional animals she takes care of? Does she belong to any religious group or is she an active member in her community?

You can get letters of from her church/mosque/community stating that she is active in any programme to further aid her application.

4. While I understand you send a monthly stipend into her business/personal , I am concerned that her bank statement will read a bit chaotic & recommend you take the next 6 months to clean up before applying. All stipends as well as her 'salary' should go into a separate . This means, if on average she gets paid 70k each month for work, she can pay herself 40k as salary, while your stipend of 30k is also sent into her new . From this, she can then remove 15k or whatever amount you deem necessary as her monthly expense.

To show further financial ties, she can include properties, pension/insurance from late husband etc. if available.

5. Assuming the actual numbers after step 4 are too low to demonstrate adequate financial ties, you can offer to sponsor her. If you are in the UK and have 5 - 8k pounds in your , this is very good. This alongside tenancy agreement, proof of employment proof and other ties will be helpful.

If you are in Nigeria and have a savings of 6 - 10m, that is also a good balance IMO. Include your proof of work, and other ties to her application.

This is your Christmas gift to your mum. Nothing wrong with doing this.

6. Finally, you can use a cover letter to articulate everything I've described.

That said, I must add/warn that irrespective of you sponsoring her, she will be judged based on her own circumstances as an adult & it is imperative that her complete application clearly shows that she is a genuine traveller who will not access public funds/resources while in the UK & will return after her holiday.

Land documents and plan survey of 2plots
Letter from her mosque confirming her role as treasurer and member of the mosque.
Letter of consent from my 2 siblings.
Birth certificate of grand childs.
Pictures of her working in shop
Self introduction letter explain she what she does and where she does it i.e local market
Pictures of the other childrens and grand children
Shop aggreement and identity card, agreement of 10years lease.
Picture of our wedding although we didnt take too much pictures.

Is that enough for her to proof of her ties.

Self employed would mean she should have the relevant documents ie registration and tax

Is she retired and placed on a monthly upkeep?

That could be an easy way to go since you are fully sponsoring her visa.

Tailoring maybe something she does for fun not a source of income.

I’m not entirely sure that’s the reason for refusal. When filling the application form, there’s a question which says who will sponsor the trip? In the case of mum’s visit, the son can insert his details. The issues you raised is when you choose the mum is going to be responsible for the trip and have the funds in a different . Better to put £1 or N1 as what her contribution to the trip expenses will be. Then provide payslips, bank statements etc of the real sponsor to back up the application. For mum’s occupation, he can put housewife or retire. Nothing like business person or employee.

If the birth certificate has the correct date of birth for you and your siblings then that should be fine
