I have never debanked the bolded. I only said you don't have zoning laws in Nigeria in contrary with kenya.
Let's try some history.
For example;

, some religion in ancient nations religion and other activities took place in the following ways: China during the Zhou Dynasty (1046 – 256 BC), in India during the Vedic Era (1500 – 500 BC), and in the military camps that spread throughout the Roman Empire (31 BC – 476 AD). As the residential districts made up the majority of the city,

I know it's because the innovative and invention for indurial sectors had not take shape hence proper zoning law was not anywhere to be implemented. but then again, when you think of it you'll realize some bit of zoning was adhered to!, why? Only Residencials and religion centres were there so no need to break the town.
But until the onset of the Industrial Revolution at around (1760 - 1840), most work took place within the home. Therefore, residential areas also functioned as places of labor, production, and commerce, this is probably is not zoning by any means but the Industry leaving the home was one major factor in reshaping industrial cities hence bringing up a glimpse of zoning foundation.
Overcrowding, pollution, and the urban squalor associated with factories were major concerns that resulted to the need for functional separation of uses(proper zoning laws). and were actually the first nations to implement zoning since the industrial sector was booming back in in 19th century in those countries .
Kenya on other hand started to implement Buldings by laws and codings in 1926 when some advance nations like new York had just started it I think back in 1920.
Nigeria up to date has never implemented it and that's the reason you'll find your precious island purposed for residential has a mixed used entities where factories and industrial are booming in a realm of residential plot.
If you don't have zoning laws don't even think of comparing with Nairobi, Lagos has more development taking place and more which has happened but your city will still look hideous to the strangers eye, infact I like how Eko Atlantic is coming up, zoning laws and bulding codes can be seen but of course no greenery to save the artistic.
nice break down wink, but I think was the first one to implement proper modern zoning law.

Shallow dream,,
Ghana aims high,
Singapor and UAE are our target..

Aiming at SA is like calling for Whites to come and rule Us. Enough of slavery.
And aiming at Kenya will be the worst news the World has ever heard in centuries, such a primitive country, dominated by poverty class and slums.
Mctheww, drop that topic.
mmhh wink.
A like for your comment though.

50years for Nigeria is quite logical. wink

I don't care hobbit, after all Ghana needs 50years to be at par with Nigeria and Kenya.
And 100 years to be where S. A is.

Special economic zones buttress prospects

The growing number of special economic zones (SEZs) could become another factor in drawing investment to the continent in the coming years.

There are an estimated 237 SEZs in Africa, some still under construction, along with more than 200 single-enterprise zones (so-called free points).

SEZs operate in 38 of the 54 economies on the continent, with the highest number in Kenya (61).

Africa: economies with the most SEZs, 2019

The three largest economies of the continent – Nigeria, South Africa and Egypt – all have well developed SEZ programmes.

Many smaller economies have only established SEZ frameworks in the last decade and tend to have fewer zones.
