NOTE: Accomodation problems usually encountered by corpers in Calabar Municipality is the issue of having to pay an immediate upfront payment for 2 years OR an upfront payment for 1 year and 6 months rent as demanded by most property owners. I.e 150k X 2years rent OR 150k X 1 year and 6months rent.


@ Calabar South, a self contained room goes for between 90,000naira to as much 140,000naira per anum.

Rent: 400,000 naira per annum, 2 bedroom bungalow at Old Odukpani road. Rent: 350,000 naira per annum, several other available properties exists at the new parliamentary road extension, ekorinim and other locations.

Properties going for letting don't really last long in the market unlike properties that are up for sale. So giving you a list of available properties now might not really be what you will get to see when you are in town.

Goodfella.. Cheap plot of land exist at Anantigha, Calabar South cost btwn 800k a plot and above, other plot around same Calabar South range between 1, 2, 3million and above... At Calabar Municipality range 3million and above.. I have a full plot at 8 miles, Calabar Municipality an empty plot which is 4million naira.. Another small plot of 30fts by 50fts at yellow duke street just by the busy tarred road which is 2.5 million naira...

It largely depends on the location and the type/nature of house... i.e a newly built house with some facilities tends to be expensive as compare to an old house

In Calabar South a 3 bedroom flat costs between 250k, 300K upto 400k while at Calabar Municipality it goes for between 400k to as much as 500k and 600k..... Its quite expensive no doubt here in Calabar. Yeah I do have some for sale.

1. Location matters alot as it is a major determining factor in the cost of rents.. Example, In Calabar Municipality, a single self contain apartment costs between 150,000 naira per annum to as much as 200,000 naira per annum.... Recently, the issue of property owners demanding for an instant upfront payment of 2 years rent or a minimum payment for a rent of 1year and 6months makes things a little bit difficult for corpers... Nevetheless, you can still find an apartment for just 1 year.....

The reverse is the case in Calabar South, though Calabar Municipality boast of better accommodation than Calabar South. A single room self contain apartment in Calabar South costs from 80,000naira per annum (i.e If you will like the place, enviorument etc) to as much as 130,000 naira per annum and 140,000 naira per annum. Paying an upfront payment for 2years rent or a minimum of rent for 1year and 6months applies also in Calabar South. Though you can still get an apartment for 1 year rent but its scarce or difficult to find.....
