The thread was created 2021. This is 2023. Too many things have changed- cost of cement has more than doubled, cost of bricks, cost of roofing materials, cost of imported doors, cost of paint. Even cost of living has shot up astronomically.

What is the use of pushing a 2021 thread to FP in 2023? The poster would have built his house as he saw fit or used the money for something else.

A lot depends on the type of house and the location of the site.

But even if what you're building is just a very small bungalow 3 million will probably only take you to lintel or roofing level.

There's no point going to tie down your money if what you have is not enough to take the house to a reasonable level.
